Site Manager Residential Development Location: Swords, North Dublin Project: Large-Scale Residential Project Type: Full-Time | Permanent Salary:Competitive + vehicle & performance bonuses A leading Irish residential developer with an exceptional reputation for delivering high-quality homes and communities is currently seeking an experienced Site Manager to join a major residential project in Swords. The Role The successful candidate will play a key role in the day-to-day management of a large-scale residential development, ensuring projects are delivered safely, efficiently, on time, and to the highest quality standards. Key Responsibilities Manage the day-to-day operational activities on site Ensure projects are delivered on programme and within budget Coordinate subcontractors, direct labour, and site teams Implement and maintain high standards of health & safety across site Ensure quality assurance procedures are followed throughout the project lifecycle Attend and lead site coordination and safety meetings Monitor project progress and proactively resolve issues and risks Ensure materials and resources are planned and ordered in line with programme requirements Work closely with the wider site management and commercial teams Maintain strong site standards, organisation, and communication throughout the project Requirements Proven experience as a Site Manager on large residential developments Strong understanding of construction sequencing and residential delivery Degree, Higher Diploma, HETAC qualification, or relevant trade background Excellent leadership and organisational skills Strong attention to detail and ability to work on own initiative Up-to-date knowledge of building regulations and certification standards Ability to manage multiple subcontractors and fast-paced programmes Whats on Offer Excellent salary and performance-related bonus Company vehicle and comprehensive benefits package Private health insurance and pension contribution Long-term career progression opportunities Ongoing CPD and professional development support Employee wellbeing initiatives and social programmes Opportunity to join one of Irelands fastest-growing and most respected residential developers For a confidential discussion and more information, apply today!
