divh2Marketing Assistant/h2pUnder the supervision of the Community Manager, the Marketing Assistants primary responsibility includes interfacing with prospective residents at the community, handling day-to-day issues with current residents, and coordinating the renewals of existing leases. In this position, Marketing Assistants are the communitys most important personnel as they can determine how well a community does in a very competitive marketplace. Specific training for marketing assistants centers on Fair Housing, closing techniques, and overcoming objections. Reports To Community Manager, Assistant Community Manager, and/or Leasing Manager/ppPrimary Duties and Responsibilities/pulliProvide excellent service to all residents, prospects and visitors to the community/liliGeneral office administration to include lease and resident communication management, filing, answering phones, greeting customers, etc. May also be responsible for light cleaning of office, common areas, and model unit(s)./liliEffectively lease apartments in accordance with budget guidelines/liliFollow Fair Housing Standards in all dealings with prospects and residents/liliConduct outside marketing under the direction of the Assistant Manager and the Community Manager/liliCoordinate the application review for each lease including credit and income verifications and background checks/liliComplete lease packets and files for each resident to include the lease, all addendums and other proper documentation and signatures/liliEnsure the condition of leased apartments prior to move-in, including a final inspection/liliFollow up with residents throughout their lease terms, promote the annual renewal campaign for the community, manage lease renewals and complete lease documents/liliDaily Opening and Closing Procedures: Perform a daily marketing inspection, including the check (spruce up) of the model, the condition of the leasing path, and amenities areas. Pick up trash and carry a trash bag and sparkle kit Vacuum and clean clubroom as needed, if not performed by housekeeper Refreshments: Prepare cookies or provide candy, beverages, and coffee each morning. Notify Community Manager when supplies are needed/li/ulpMinimum Qualifications/pulliHigh School diploma or General Education Degree (GED); active enrollment in 2 or 4 year degree program preferred/liliEquivalent combination of education and experience/li/ulpKnowledge, Skills, and Abilities Required/pulliProfessional and enthusiastic demeanor resulting from sales, leasing, marketing or customer service experience/liliAble to demonstrate a positive attitude and to enthusiastically and effectively communicate the benefits of the apartment community to prospective students, their parents, and university personnel/liliExcellent customer service, sales and negotiation skills/liliGood communication and listening skills/liliAble to speak effectively before groups of customers or employees of organization/liliAble to read and understand lease documents/liliAble to be an effective team player and interact well with others/liliOrganized and detail-oriented Patient, even-tempered and works well under pressure/liliAble to read and interpret documents such as safety rules, legal correspondence, and procedure manuals/liliAble to write routine reports and correspondence/liliAble to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals./liliAble to compute rate, ratio, percentage, discounts, and pro-rations/liliAble to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form/liliEffective time management skills/liliAble to maintain confidentiality/liliAble to follow directions from a supervisor/liliAble to understand and follow posted work rules and procedures/liliAble to accept constructive criticism/liliAble to work weekends or overtime as job requires/liliKnowledgeable in Microsoft Word and Excel/liliKnowledge in Entrata preferred/li/ulpWorking Conditions/ppWork is performed in an office, sedentary setting or outdoor environment; Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time; to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movement in the performance of daily duties; and to verbally communicate to exchange information.
