Role Overview
We are seeking an experienced Site Project Director to lead and deliver a large, phased residential housing portfolio of up to 600 units over an extended programme (3–4 years). You will be accountable for programme performance, delivery excellence, quality, safety, and client satisfaction throughout the project lifecycle.
This is a senior leadership role within a developer’s delivery team, reporting directly to the Construction Director. The successful candidate will provide strategic and operational leadership, ensuring that construction performance meets business objectives and market expectations.
Key Responsibilities
Strategic Delivery Leadership
- Provide overall leadership and direction for the delivery of the housing development from mobilisation to completion.
- Lead and drive the delivery strategy, phasing plans, and integrated programme across multiple workstreams.
- Ensure alignment of project objectives with the organisation’s strategic goals and pipeline.
- Take full ownership of the construction programme, ensuring key milestones are achieved on time.
- Oversee delivery performance for all phases, including groundworks, superstructure, fit‑out, site infrastructure, and handovers.
- Proactively manage slippage, sequence conflicts, and risk exposures with robust mitigation strategies.
Commercial & Cost Control
- Oversee budget control, cost forecasting, cashflow reporting, and cost risk management.
- Work closely with Commercial and Quantity Surveying teams to track valuations, variations, claims, and cost performance.
- Ensure value engineering and cost optimisation without compromising quality or programme.
Quality, Safety & Compliance
- Ensure all construction activities are delivered to the developer’s quality standards and in compliance with Irish Building Regulations and BCAR requirements.
- Champion a strong health & safety culture with consistent implementation of safety systems and protocols.
- Oversee quality assurance inspections, snagging, defect resolution, and final sign‑off.
- Lead, mentor, and develop site leadership teams including Project Managers, Site Managers, Engineers, and subcontractor leadership.
- Promote a culture of accountability, continuous improvement, and performance excellence.
- Coordinate resource planning and succession planning for key delivery roles.
Stakeholder & Contractor Engagement
- Build and maintain effective relationships with main contractors, subcontractors, design teams, consultants, statutory authorities, and internal stakeholders.
- Chair key site and delivery meetings, driving collaboration and alignment across disciplines.
- Provide clear communication and reporting to senior leadership, boards, and external stakeholders where required.
Reporting & Governance
- Prepare and present periodic project performance reports, dashboards, risk registers, and escalation plans.
- Maintain robust governance across all delivery processes, ensuring compliance with internal standards, controls, and audit requirements.
- Lead post‑completion review and lessons‑learned exercises to influence future delivery.
Candidate Profile
Experience
- Extensive experience in senior delivery roles on residential housing projects, ideally including large, phased programmes (300+ units).
- Proven track record of delivering complex, multi‑discipline construction projects on time, to budget, and to quality standards.
- Experience with developer‑side delivery is highly desirable; deep main contractor experience with transition to developer capability is also suitable.
Technical & Commercial Skills
- Strong commercial acumen including budget control, cost risk management, and cashflow forecasting.
- Exceptional programme management skills with the ability to manage multiple phases and interfaces.
- Excellent understanding of Irish building regulations, quality standards, compliance, and safety systems.
Leadership & Interpersonal Attributes
- Strategic, decisive leader with strong communication and stakeholder management skills.
- Skilled at building high‑performing teams, mentoring leadership, and driving accountability.
- Comfortable presenting to senior leadership and external partners.
Qualifications
- Degree in Construction Management, Engineering, Quantity Surveying, or related discipline preferred.
- Professional accreditation (e.g. Chartered status) advantageous but not essential. xcfaprz
