About the Role:
The Regional Maintenance Manager at Fitzrovia leads and oversees the maintenance operations for a designated portfolio of multi-residential properties. This senior leadership role requires a blend of strategic oversight, technical proficiency, and strong operational execution skills to ensure properties are safe, well-maintained, compliant, and aligned with corporate standards. The Regional Maintenance Manager drives regional consistency in maintenance practices, optimizes preventive maintenance programs, leads and develops site maintenance leaders, and collaborates with cross-functional partners on capital planning and portfolio initiatives.

This posting is for an existing vacancy. The salary range for this position is $100,000 to $120,000, based on skills and experience. Responsibilities:
Regional Leadership & Team Development
- Oversee and mentor maintenance leadership (e.g., Maintenance Team Leads/Supervisors) across the region, promoting consistent standards, training, and leadership best practices.
- Drive a culture of accountability, safety, quality, and high service delivery across all sites.
- Participate in recruitment, performance development, and succession planning for regional maintenance staff.
Portfolio Maintenance Strategy & Operations
- Establish and implement standardized maintenance procedures, preventive maintenance programs, and performance metrics across the region.
- Ensure preventive and corrective maintenance activities are completed efficiently, accurately documented, and in compliance with safety, code, and regulatory requirements.
- Support site leadership in troubleshooting complex building systems issues and prioritizing work orders based on criticality and business impact.
Capital & Long-Term Planning
- Collaborate with Capital Projects, Property Management, and Finance teams to assess long-term maintenance needs and capital planning requirements.
- Evaluate condition assessments, aging infrastructure, and major system components to inform budget planning and capital project scopes.
- Review proposals and scopes of work for capital and major repair initiatives.
Budgeting & Financial Management
- Manage regional maintenance budgets, monitor performance against forecast, and identify opportunities for cost optimization.
- Oversee vendor contracts, negotiate service terms, and ensure competitive pricing and compliance with internal procurement standards.
- Track expenses, forward maintenance costs, and prepare regular performance and financial reports for senior leadership.
Compliance, Safety & Standards
- Ensure all properties comply with relevant statutory, health, safety, fire, and building codes.
- Oversee inspection programs, regulatory audits, and documentation requirements.
- Promote a safe work environment through standardization of procedures, training, and field oversight.
Stakeholder Engagement & Reporting
- Serve as a key point of contact for internal partners (Property Management, Facilities, Capital Projects) and external vendors/contractors.
- Provide timely updates, analysis, and recommendations to executive leadership.
- Ensure timely and accurate completion of weekly maintenance reporting, Maintenance IQ inspections, and financial documentation (POs, invoices, incident reports within 48 hours).
- Monitor data integrity within Yardi and maintenance platforms to ensure accurate reporting and audit readiness
On-Call Expectations:
- The Regional Maintenance Manager is expected to be available for on-call duties and issues as they arise. This includes responding to emergency maintenance requests outside of regular working hours to ensure building and resident safety and comfort
Workplace Conditions:
- Ability to manage staff in both indoor and outdoor environments who are tasked with physical duties, including lifting, bending, and pushing up to 50lb and support where required.
- Foster and managing staff within a construction environment during the property's opening phase, with exposure to dust, heat, noise, and other related conditions
Qualifications and Experiences:
- Bachelor’s degree in Facilities Management, Engineering, Construction Management, or a related discipline is preferred; equivalent combination of education, technical training, and experience will be considered.
- 5–10 years of progressive experience in multi-site residential or mixed-use property maintenance and facilities operations, including 3+ years in a leadership or regional oversight role managing teams across multiple properties.
- Strong technical expertise in major building systems, including HVAC, mechanical, electrical, plumbing, and fire/life safety systems, with demonstrated experience implementing and managing preventive maintenance programs at a portfolio level.
- Proven experience overseeing maintenance operating budgets, multi-site operations, forecasting expenses, managing vendor contracts, and supporting long-term capital planning and asset lifecycle management.
- Demonstrated ability to lead, mentor, and develop site-level maintenance leaders, fostering accountability, consistency, and high performance across a regional portfolio.
- Excellent analytical, organizational, and problem-solving skills, with the ability to assess operational risk, prioritize competing demands, and make sound decisions in a fast-paced environment.
- Strong written and verbal communication skills, with the ability to engage effectively with senior leadership, property teams, vendors, and external stakeholders.
