Your positive, professional, and consistent personal interactions make AvalonBay a great place to work.The RoleWe are seeking an experienced Lead Superintendent to oversee all on-site construction activities for multifamily residential and mixed-use development projects. This role is responsible for ensuring projects are completed safely, on time, on budget, and in accordance with quality standards. You will be managing large-scale projects ranging from $50 million to $100 million and collaborating with internal teams, subcontractors, and external partners.Key Responsibilities:General Project OversightPartner with the Project Manager during preconstruction to coordinate jobsite setup, scheduling, and change managementLead all on-site activities, ensuring work is performed safely, meets quality expectations, and aligns with project scope and timelineIdentify root causes of delays, quality issues, or safety hazards and implement solutions to mitigate riskProvide direction to subcontractors and hold teams accountable for performanceServe as the project’s on-site Quality Control ManagerPlanning & SchedulingDevelop site logistics and safety plans including public safety, site security, crane and hoist locations, and truck routingCreate and maintain labor and staffing projections for field supervisionSchedule and lead daily/weekly project meetingsSet and maintain construction schedule milestones, coordinate timelines with contractors and stakeholdersManage and monitor RFIs, subcontractor scopes, and scheduling follow-upsTeam & Relationship ManagementLead and motivate teams to meet key milestonesBuild strong relationships with architects, engineers, municipalities, subcontractors, and local community stakeholdersProvide feedback and development opportunities to team membersFacilitate a positive and solutions-focused jobsite cultureAdministrative & Technical TasksCoordinate inspections, utility connections, punch walks, and final unit acceptanceTrack shop drawings, submittals, and maintain inspection logsComplete daily and weekly superintendent reportsReview and participate in subcontractor scope meetingsManage punch list execution and resolutionRequired Qualifications:Education & CertificationsHigh school diploma or equivalent requiredVocational/technical school construction-related coursework preferredValid driver's license and reliable transportation requiredExperienceMinimum of 10 years of direct supervisory experience on Multifamily construction projectsStrong working knowledge of all construction disciplines and project phasesSkills & CompetenciesExcellent planning, scheduling, and project management skillsAbility to lead diverse teams and prioritize competing tasksStrong interpersonal and communication skillsKnowledge of construction plans, documentation, and building codesProficient in Microsoft Office Suite (Excel, Word, Outlook, Project)Able to perform basic and intermediate math, read blueprints, and interpret structural plansFamiliarity with structural, civil, framing, infrastructure, and concrete constructionOrganized, resourceful, and composed under pressureHow AvalonBay Supports YouWe know that our teams are the beating heart of our success and we’re committed to showing our appreciation.We offer:Comprehensive benefits — health, dental and vision, 401(k) with company match, paid vacation and holidays, tuition reimbursement, an employee stock purchase plan and more.
