As part of their Build-to-Retain strategy, they are seeking an Asset & Operations Manager to establish and manage the operational performance of their retained assets.
This is a rare opportunity to build and scale the operating platform of a growing development business, working closely with development and construction teams to ensure the assets perform at the highest level from day one.
The Role
The Asset & Operations Manager will play a central role in maximising the financial and operational performance of our client’s retained portfolio.
You will oversee leasing strategy, operational setup, tenant experience, and cost control while helping shape how the assets are operated long-term. This role sits at the intersection of development, asset management, and operations, ensuring new projects are designed and delivered with operational excellence in mind.
Key Responsibilities
Asset Performance
- Monitor and manage the financial performance of retained assets
- Drive revenue and NOI optimisation
- Prepare operating budgets and forecasts
- Track key KPIs including occupancy levels, rent performance and operating margins
Operational Setup
- Establish operational structures for new developments
- Appoint and manage property management partners and service providers
- Implement operating systems, procedures and reporting frameworks
- Coordinate building opening and stabilisation
Leasing & Revenue Strategy
- Develop and implement leasing strategies
- Manage marketing initiatives and occupancy targets
- Monitor rental pricing and market positioning
- Work with external leasing agents where required
- Deliver a high-quality tenant experience across the portfolio
- Develop community and engagement initiatives
Facilities & Building Operations
- Oversee facilities management and building operations
- Manage service contracts and supplier performance
- Monitor building maintenance and operational efficiency
Development Input
- Provide operational insight during the development design process
- Ensure projects are designed for long‑term operational efficiency
- Support handover from construction to operations
Candidate Profile
We are looking for candidates with experience in residential operations, hospitality, or asset management, ideally within a growth‑oriented real estate platform.
Relevant backgrounds may include:
- Build-to‑Rent operations
- Residential asset management
- Hospitality operations
- Property management platforms
Skills & Experience
- 5–7 years’ experience in real estate operations, asset management, or hospitality
- Strong financial and operational understanding
- Commercial mindset with strong problem‑solving ability
- Ability to operate effectively in a fast‑growing entrepreneurial environment
- Excellent system implementation skills and experience
