Job Description
Lead integrated designbuild delivery from conception through completion, serving as the project's central decision driver. Act as an owner's representative, ensuring client goals, budgets, timelines, and quality standards are maintained throughout all phases. Coordinate architecture, engineering, preconstruction, and construction teams to maintain cohesive progress. Manage early project planning, programming, feasibility assessments, conceptual design development, and preliminary budgeting. Facilitate design meetings, consultant oversight, value engineering discussions, and constructability reviews. Partner with preconstruction to develop cost models, schedules, and procurement strategies. Guide the transition from design into execution, supporting operations teams with buyout, staffing, logistics planning, and build-phase leadership. Maintain open, proactive communication with owners, design consultants, trade partners, and internal leadership. Identify risk factors early and implement mitigation plans across the full lifecycle. Support process innovation, technology adoption, and continuous improvement of integrated workflows. The Successful Applicant
A successful Project Developer should have:
Experience in designbuild, integrated project delivery, or leading multidisciplinary coordination between AE/CM/GC teams. Strong background in one or more relevant markets: municipal, aviation, light industrial, commercial, or institutional. Excellent ability to act as the "owner's voice" while balancing design vision, cost, and constructability. Knowledge of conceptual budgeting, programming, preconstruction workflows, and early design reviews. Clear, confident communicator with strong relationshipbuilding skills. Organized, proactive, and comfortable managing multiple ongoing initiatives. Stable employment history with reputable design or construction firms. Local to NC or open to relocation. What's on Offer
