We’re excited to welcome a driven Project Manager to our team . In this role you will lead our construction projects from from initial concept through final completion, managing the contracts (clients and subcontractors) and budget so that Stahl, our clients, and our subcontractors have exceptional and profitable building experience. Project Managers work in tandem and collaboratively with Field Superintendents to ensure projects are completed on schedule and on budget with attention to quality.

Key Responsibilities

Project Planning & and Initiation- Project Pursuits and Interviewing

  • Review and negotiation of work scopes and contracts
  • Oversee the preparation of feasibility studies, site analyses, and risk assessments.
  • Create cost estimates and budget breakdowns as needed.
  • Participate in pre-construction activities including site walk throughs, developing risk logs, and site assessments.
  • Review and understand drawings and contract documents, submissions, specifications, changes, and document control.
  • Obtain local licenses, certifications, and certificates of insurance to meet owner’s contract requirements.
  • Coordination of plan distribution to ensure bid coverage.

Budget and Resource Management

  • Responsible for budget and ultimate financial condition of project.
  • Solicitation of subcontractor bids.
  • Review billing requirements, pay applications and invoices with accounting department, design professionals and clients or client’s lending institutions/title.
  • Setting up and issuing documentation for pricing and change administration.
  • Assist with material procurement and expediting deliveries, as needed.

Execution and Monitoring

  • Negotiate modifications with owners, architects and subcontractors through effective contract management and thorough knowledge of contract law.
  • Initiating RFIs and monitoring progress.

Risk Management and Problem Resolution

  • Maintain and protect company confidentiality.
  • Ensure construction activities adhere to quality standards, safety regulations, and industry best practices.
  • Conduct regular site inspections, quality audits, and safety meetings to maintain high standards of workmanship and safety.
  • Ensure contract requirements with subcontractors.

Stakeholder Communication

  • Serve as the primary point of contact for clients and other stakeholders.
  • Effectively lead meetings to ensure the company’s interests are protected while promoting relationship-based service to our clients and designers.
  • Maintain open lines of effective communication and provide the highest level of customer service to both internal and external customers.

Project Closure

  • Lead project close-out efforts including final billings, warranties, close-out documentation and punch list completion.
  • Ensure the successful handover of the project, including documentation, training, and operational readiness.
  • Conduct post-project evaluations to identify lessons learned and opportunities for improvement.

Continuous Improvement

  • Maintain professional and technical knowledge by attending appropriate training and updating licenses as needed.
  • Team Leadership: Contribute positively to the team by setting examples of professionalism, loyalty, conscientiousness, and dependability.
  • Mentoring of Assistant Project Managers.

Required Qualifications

  • Bachelor's degree in construction management, civil engineering, architecture, or a related field.
  • Minimum 5-7 years of experience in managing large-scale commercial construction projects.
  • Proven track record of delivering projects on time, within budget, and to high-quality standards.
  • Strong understanding of construction processes, building codes, safety regulations, and project management methodologies.
  • Excellent organization, leadership and communication skills
  • Proficiency in project management software knowledge (i.e. MS Project, Procore, Viewpoint.)
  • Proficiency with Microsoft Office and SharePoint.
  • Ability to work effectively under pressure and manage multiple priorities.
  • Exceptional organizational and communication skills.
  • Experience working on commercial construction projects.

Preferred Qualifications

  • Proficiency in BIM, Bluebeam and other leading industry programs.
