As Pre-Construction Manager, you will be the central point of coordination across our land, planning, commercial, design, and delivery functions. You will own the pre-construction programme, drive cost accuracy at appraisal stage, and ensure every project is set up for successful delivery before a spade hits the ground.

Key Responsibilities
- Assess potential sites for commercial and construction risk, advising on topography and abnormals
- Provide benchmarked cost and programme input into financial appraisals
- Manage the estimating team from the initial Order of Cost through to the Construction Stage Budget handover
- Provide buildability advice throughout the planning and design process
- Ensure all planning conditions, commencement notices, and naming and numbering are discharged and submitted in a timely manner
- Support of the Head of Technical in design management and consultant procurement for the construction phase
- Manage all site investigations, including ground, topographical, archaeological, ecological and arborist surveys
- Oversee mobilisation and enabling works, ensuring a fully operational site is established ahead of full team deployment
- Take ownership of centralised procurement activities to deliver consistency, value for money and programme certainty
- Manage all statutory applications, including Irish Water, ESB, Telecoms, DAC and Fire Certificates
- Ensure the delivery team is identified, recruited and resourced correctly ahead of site start
- Drive the development of a Project Execution Plan (PEP) aligned with the company's business plan
What We're Looking For
- Strong background in residential construction or property development is mandatory
- Demonstrable experience across pre-construction, estimating, and programme management
- Commercially astute with a strong understanding of the implications of decisions on contract and cost
- Highly organized with the ability to manage multiple projects and stakeholders simultaneously
- Familiar with Irish statutory processes and residential planning requirements
- Strong leadership and communication skills across multidisciplinary teams
