With approx. 1.6 million square feet of multi-residential density under development, we currently have a pipeline of approx. 2,000 units with terminal of approximately C$ 1.75 billion. We believe in an extremely collaborative approach with not only our in-house team but with our excellent roster of external consultants.


Position Overview:  Intentional Capital is currently seeking an in-house Development Associate to join our team. Reporting to Director of Development and Director of Finance & Investments, you will be responsible for planning development projects and overseeing their progress from start to finish in a timely and cost-effective manner. You will collaborate closely with various stakeholders to ensure smooth project execution. With your keen attention to detail and strong organizational skills, you will ensure that all development activities align with the established timeline and budget.

Responsibilities:

  • Manage multi-residential development approvals including Draft Plan of Subdivision, Official Plan Amendments, Zoning Bylaw Amendments, Minor Variances, Site Plan Agreements and Permitting.
  • Coordinate with Municipalities, consultants, and other Government Agencies.
  • Review and consolidate comments on technical reports, drawings, and other consultant deliverables and coordinate submissions.
  • Maintain records of architectural plans, engineering and supplementary reports, and approvals, permits and agreements.
  • Attend public meetings, community and industry events to help build presence and awareness.
  • Assist Director, Development in sourcing, reviewing and recommending proposals and reviewing invoices.
  • Assist Director, Development and Director, Finance & Investments in preparing project schedules, cash flow projections, meeting agenda and minutes.
  • Assist Director, Finance & Investments in analyzing project proforma models and cashflow forecasts to evaluate various development scenarios.
  • Support other internal departments including Marketing & Sales, Property Management and Accounting.

Qualifications and Skills:

  • A passion for real estate development a must.
  • Master’s degree in Real Estate, Urban Planning, Business, Engineering, or a related field; relevant certifications are a plus
  • Minimum 3 to 5 years experience in multi-residential or mixed-use development projects in Toronto
  • An understanding of planning policies, regulations, and approvals processes in the Greater Toronto Area and neighboring municipalities.
  • An understanding of new industry technologies, trends and municipal standards.
  • Proficient in budgeting, cash flow projection, financial planning, and cost management
  • Excellent organizational, time and project management skills.
  • Self-motivated, hardworking, detail-oriented, and analytical with a strong desire to learn.
  • Critical thinker, with the ability to multi-task, problem solve and prioritize workload.
  • Must have strong communication skills, both verbal and written.
  • Knowledge of Excel is required. Knowledge of Google SketchUp is a plus.
  • Understanding of market research, feasibility analysis, and contract negotiation in real estate


Job Type: Full-time

Schedule:

  • Monday to Friday 9:00am to 5:00pm

Work Location: In person at 300 Geary Avenue, Toronto
