Job Summary
We are seeking a highly motivated, detail-oriented On-Site Project Manager to support active construction, renovation, and maintenance projects across our hospitality portfolio (restaurants, markets, and related spaces). This role is field-forward and execution-focused—owning day-to-day site coordination, schedule management, subcontractor oversight, and quality control to keep projects moving safely, efficiently, and in alignment with scope and budget.
The ideal candidate is hands-on, organized, and confident working with multiple trades and stakeholders. While this is not a design-led role, the position requires comfort using architectural/construction drawings and design/architect software (e.g., AutoCAD/Revit/Bluebeam/PlanGrid) to review plans, identify conflicts, translate concepts into buildable details, and communicate accurate field updates. This role will also support budget tracking and cost controls, collaborate closely with the office team on payables, and assist with insurance tracking and compliance documentation for subcontractors and vendors.
Responsibilities
- On-site execution & coordination: Serve as the primary on-site point of contact for assigned projects; coordinate daily activities across subcontractors, vendors, and internal teams.
- Schedule & milestone management: Track progress against the project schedule; identify risks early and drive solutions to keep work moving.
- Quality control: Monitor workmanship and materials; confirm installations align with drawings, specifications, and operational requirements; flag deficiencies and drive timely corrections.
- Field communication: Run site walks, coordinate access, document decisions, and ensure clear direction is communicated to all parties.
- Plan, drafting & drawing management: Review drawings and scopes for constructability; translate design ideas into detailed architectural/technical plans as needed to support construction; maintain current plan sets; manage RFIs/field questions and coordinate clarifications with external architects/engineers ; support construction teams with clarifications, drawing revisions, and updated details throughout execution.
- Code/ADA compliance: Help maintain accuracy, consistency, and compliance with building codes, ADA, and local regulations, coordinating with consultants as appropriate.
- Stakeholder coordination: Coordinate with internal stakeholders (ownership, operations, project leads) to refine design intent, functionality, and operational needs, ensuring the finished space supports day-to-day use.
- Bid packages & RFP support: Prepare bid packages, distribute to contractors, and manage the RFP process in coordination with ownership/project leads.
- Bid evaluation & recommendations: Evaluate and compare contractor bids for accuracy, scope alignment, and cost competitiveness; recommend vendors/contractors based on bid analysis and project needs.
- Budget tracking & cost controls: Track project costs against budget and approved scope; support forecasting and identify cost risks early.
- Payables & invoice collaboration: Partner with the office/AP team to review invoices, pay applications, lien waivers, and supporting backup; confirm work-in-place, validate pricing against proposals/COs, and help keep payables organized and timely.
- Insurance tracking & compliance: Support subcontractor/vendor onboarding by tracking certificates of insurance and required endorsements; flag expirations, gaps, or missing documentation; coordinate with the office team to maintain compliant records before work begins and throughout the project.
- Scope & change support: Help track scope changes, support pricing conversations, and document change orders with clear backup and field verification.
- Punch lists & closeout: Drive punch list completion, turnover readiness, and closeout documentation (as-builts, O&M manuals, warranties) in partnership with ownership/project leads.
- Document control: Maintain organized digital and physical archives of drawings, specs, contracts, bid documents, and project correspondence; provide regular status updates with clear tracking.
Qualifications
- 3–5 years of experience in on-site construction project coordination/management, construction administration, or a superintendent-type support role (hospitality/retail experience strongly preferred).
- Strong ability to read and interpret construction drawings, specs, schedules, and scopes of work; ability to translate concepts into buildable details.
- Working knowledge of MEP systems and coordination across trades (plumbing, electrical, HVAC, fire/life safety a plus).
- Proficiency with project and drawing tools such as Bluebeam, Procore, PlanGrid, AutoCAD/Revit (working knowledge is sufficient); familiarity with SketchUp/rendering is a plus, but not the focus.
- Experience supporting bid/RFP processes, comparing bids, and coordinating vendor selection discussions.
- Experience coordinating subcontractors, tracking deliverables, and supporting budget tracking and documentation.
- Familiarity with standard subcontractor insurance requirements (COIs/endorsements) and compliance tracking is a plus.
- Practical understanding of permitting workflows, inspections, and closeout requirements.
- Strong communication, organization, and problem-solving skills; comfortable working independently with shifting priorities.
- Valid driver’s license and ability to travel locally to job sites (Los Angeles area).

Pay: $75,000.00 - $85,000.00 per year
