The project is a partial conversion of an existing attached garage (living area approx. 201 sq. ft.). I have detailed hand-sketches, measurements, house plans, and a kitchen mock-up ready to provide.
I am looking to complete this work as soon as possible.
Scope of Work Includes:
- Full Architectural Set: Site plan, floor plans, and sections formatted for city submittal
- Title 24 Compliance: Provide a completed CF1R form (Energy Report) based on the building envelope and a Mini-Split HVAC system.
Professional Stamp: Plans must be signed and stamped by a licensed CA Architect or Engineer.
Please submit the maximum hours it would take to complete this work, and when you could have it completed. Thank you
Deliverables:
Permit-ready PDF Plan Set
Title 24 Certificate of Compliance
Minor revisions if requested during city plan check. (5 mins or less, more is billable)
Extra Details
Requirements:
Current California License (Architect or Civil/Structural Engineer).
Experience with JADU/ADU permits in Marin County or Northern California.
Technical Specifics:
- Main Living Area: 10'-7" x 19'-0"
- Plumbing: New sink area to be back-to-back with existing laundry sink; 2" ABS vent through roof.
- Electrical: Utilize existing panel; 4 dedicated 20A circuits for kitchen.
- Life Safety: Include details for a 1-hour fire-rated separation wall between the JADU and the remaining garage/laundry area.
- HVAC Ductless mini-split
- Structural Details: Specifications for a new header to accommodate a widened exterior door opening (36" x 80") in the garage wall.
- Light & Ventilation: Utilization of a Full-Lite Glass Exterior Door to satisfy the 8% natural light requirement for the unit, avoiding the need for additional window cuts.
- Efficiency Kitchen: Must meet CA JADU standards (1.5" waste line max, 120V dedicated circuits, no gas).

Contract duration of 1 to 3 months. with 30 hours per week.
