Role Description:
This is a full-time permanent role for a Property Manager. The Property Manager will be responsible for overseeing the day-to-day management and operations of a portfolio of commercial and residential properties alongside Martello senior leadership. This includes lease administration, limited lease negotiations, communication with tenants and owners, managing maintenance requests, ensuring compliance with lease agreements and property management policies, and annual budgeting.
Responsibilities:
Leasing & Tenant Management
Conduct unit showings and present qualified applicants to owners for approval.
Handle escalated tenant issues and complaints brought forward by Admin.
Review and approve inspection reports as needed.
Owner & Client Relations
Communicate with property owners for advisory, approvals, and updates.
Provide guidance on emergency repairs as needed.
Liaise with owners and realtors during property sales, onboarding, and offboarding.
Review and approve market assessments and lease renewal proposals.
Review Statements of Account from the Property Administrator.
Manage service agreement updates and full-service transitioning for new clients.
Property Oversight & Compliance
Oversee maintenance and repair processes, including delegation and follow-up.
Ensure compliance with property management regulations and company policies.
Manage the onboarding and offboarding of properties
Required Skills and Qualifications:
Communication & Interpersonal Skills
Strong verbal and written communication skills.
Effective negotiation and conflict resolution abilities.
Experience handling escalated tenant complaints with professionalism.
Property Management Expertise
Valid Rental Property Management License
In-depth knowledge of property management practices and the real estate market.
Ability to conduct accurate market assessments and provide strategic advice to property owners.
Experience in lease preparation, execution, and lease alteration processes.
Operational & Technical Proficiency
Skilled in overseeing maintenance and repair workflows.
Proficiency in managing inspections and interpreting inspection reports.
Strong organizational skills with high attention to detail.
Leadership & Decision-Making
Demonstrated leadership capabilities and ability to manage cross-functional responsibilities.
Capable of making sound decisions under pressure, especially in emergency situations.
