PROFILE SUMMARY
Wesgroup is poised for substantial growth over the next several years and in preparation for this exciting and challenging phase, we are actively seeking a highly engaged, driven and experienced Development Manager to join our team.
Reporting to the Senior Vice President, Development, you will lead a diverse range of development projects, from large-scale master-planned communities such as River District to smaller commercial and industrial developments. In keeping with Wesgroup's model, each project is led by one individual with full accountability for strategic direction, execution, financial performance, and value creation.
You will approach each project as if it were your own business, seeking opportunities, solving problems, and leading teams with an entrepreneurial mindset. This role requires your leadership capabilities, your ability to manage multiple large-scale projects simultaneously, and your deep experience navigating the full development lifecycle.
We welcome applicants at the Development Manager level, and may hire at the Senior Development Manager level depending on experience.
KEY ACCOUNTABILITIES
Project Leadership & Execution
Lead the execution of multiple development projects, overseeing internal teams and external consultants.
Take responsibility for the design, approvals, delivery, and financial performance of assigned projects.
Provide project reporting, including preparation and management of business plans and development proformas.
Bring an entrepreneurial mindset to managing projects, taking ownership for outcomes and understanding each project strategically and as a business.
Approvals, Government Relations & Policy
Represent Wesgroup in interactions with municipal staff and elected officials to support rezoning, development, and building permit applications.
Actively participate in industry and policy consultations, communicating implications for Wesgroup projects and assets in real time.
Stakeholder & Community Engagement
Lead public engagement initiatives and act as Wesgroup's primary representative within the community on assigned projects.
Legal & Contract Management
Manage the scope of legal agreements related to development projects.
Provide input on legal frameworks and ensure alignment with project objectives.
Acquisitions & Business Analysis
Assist acquisitions through due diligence, feasibility assessments, and recommendations on potential development scenarios.
QUALIFICATIONS, KNOWLEDGE & EXPERIENCE
Minimum 3–5 years of relevant development experience, including exposure to multi-family residential and commercial projects through completion and delivery.
Strong cultural alignment with Wesgroup's values, approach, and entrepreneurial mindset.
Education in Real Estate, Commerce, Urban Land Economics, Architecture, Planning, Legal Studies, Engineering, or a related field.
Strong understanding of the real estate market: market analytics, competitive landscape, launch strategies, and land use regulations.
Established network within municipal, consulting, and development communities.
Excellent organizational, time management, and prioritization skills, with the ability to balance competing demands.
Strong business professionalism and ability to operate effectively under pressure in a fast-paced team environment.
Exceptional communication and interpersonal skills, both written and verbal, with a track record of leading diverse project teams.
Strong analytical and problem-solving abilities, balancing multiple perspectives to make informed decisions.
Positive attitude and a collaborative approach.
Solid understanding of legal agreements relevant to development projects.
High proficiency in MS Office applications, including Excel, Outlook, and Word.
EXPECTED COMPENSATION
Annual Base Salary: The expected salary range for this role is $105,000 - $175,000 per annum. Actual offered salary will depend on individual experience, qualifications, geographic location, market conditions for the role, and internal equity.
Annual Bonus Program: Wesgroup offers a competitive Annual Bonus Program that is intended to financially reward eligible employees for their contribution to the Company's financial and overall success.
