The Opportunity:
The Regional Leasing Manager leads leasing performance across BGO Living's Western Canada portfolio (BC, Alberta, Manitoba). This strategic, hands-on role drives occupancy, revenue growth, and resident retention by aligning leasing, marketing, revenue management, and operations. By turning market intelligence and performance data into focused action plans, the role ensures strong on-site execution and measurable results.
Key Responsibilities
Leadership & Collaboration
• Coach and support Leasing Consultants across a multi-property portfolio;
• Partner with Property Managers and cross-functional teams to align strategy with execution;
• Support lease-ups, transitions, and performance challenges;
• Set clear expectations and lead ongoing performance development.
Leasing Strategy & Revenue Performance
• Exceed occupancy, absorption, and rent roll targets;
• Collaborate on pricing, incentives, and renewal strategies;
• Contribute market insights in revenue discussions;
• Support lease negotiations and retention initiatives.
Marketing & Leasing Activation
• Translate leasing data and market trends into targeted marketing initiatives;
• Align campaigns with occupancy goals and conversion targets;
• Drive promotions, outreach, and leasing events;
• Measure success through traffic quality, conversion rates, and rent growth.
Portfolio Performance & Reporting
• Monitor occupancy, turnover, traffic, and rent trends to identify opportunities;
• Implement action plans for underperforming assets;
• Deliver executive-ready reports and insights;
• Enhance leasing and marketing data processes for informed decision-making.
Qualifications & Experience
• 7+ years of experience in residential property management, leasing strategy, or real estate analytics;
• Proven success leading leasing teams across multi-property portfolios;
• Strong data analysis and cross-functional collaboration skills;
• Bachelor's degree in Business, Marketing, Real Estate, or related field;
• Management-level leasing/sales experience required; RECA and BCFSA licenses are assets;
• Advanced Excel and PowerPoint skills; experience with Yardi, RentCafe, and marketing analytics tools preferred;
• Criminal background check required.

The Expected Base Pay Range: $70, $85, The Base Pay range is for the primary location for which the job is posted. BGO values the contribution of our employees and our compensation structure may vary based on the geographical location of successful candidates, as well as their experience, skills or qualifications. In addition to base pay, eligible BGO employees participate in various incentive compensation plans, based on individual and business performance as well as a broad range of competitive benefits.
