Job Overview
As Controller, Project Finance and Accounting, you will play a pivotal role in managing the financial health of our real estate development projects. Reporting directly to the CFO, you will be responsible for overseeing project-level financial operations, ensuring strong financial planning, budgeting, reporting, and compliance across all active developments. This role works closely with project managers and internal stakeholders to provide insight, control costs, and maintain accurate financial data throughout the project lifecycle. You will also support a team of project accountants, fostering a culture of collaboration, accountability, and continuous improvement.
Key Responsibilities
Execute financial strategies, policies, and procedures that align with overall company and project level financial objectives.
Analyze and review development proformas, including revenue forecasts, construction costs, and financing terms to assess feasibility and financial viability.
Partner with project teams to build, monitor, and update detailed financial forecasts; track and manage budget performance across all development stages.
Manage and optimize cash flow for construction projects, ensuring appropriate allocation and use of funds.
Monitor key financial metrics for projects, including profitability, return on cost, and cost variances; provide insight and recommendations to mitigate risk.
Prepare and deliver timely and accurate financial reporting packages for internal and external stakeholders, including senior leadership and project teams.
Oversee the accuracy and completeness of project financial records, including general ledgers, cost tracking, and work-in-progress schedules.
Review and assess project contracts to ensure financial terms are sound and align with accounting standards and compliance requirements.
Support the financing process by assisting in the preparation of information required for construction loans and equity investments.
Coordinate with external auditors and lenders during project audits and reviews.
Work with procurement and operations teams to ensure timely processing of vendor invoices and payments, and to support contract management and compliance.
Recommend and support improvements to financial systems, reporting tools, and internal workflows to drive efficiency and scalability.
Supervise, train, and mentor a team of project finance professionals, providing guidance to enhance team capabilities and performance.
Skills and Qualifications
5+ years of progressive experience in project accounting or financial management, ideally within real estate development or construction.
CPA designation (or actively pursuing) required.
Bachelor's degree in Accounting, Finance, or a related field.
Demonstrated ability to manage complex financial processes and deliver results in a deadline-driven environment.
Strong leadership skills with experience overseeing and developing team members.
Proficient in financial reporting systems and tools, with a track record of improving or implementing accounting processes.
Exceptional attention to detail, analytical thinking, and organizational skills.
Excellent communication and interpersonal skills, with the ability to collaborate across departments.
Comfortable operating in a fast-paced, dynamic environment and adapting to evolving business needs.
