Über

Community group seeks qualified landscape architect/engineer to review an existing 150-acre golf course site. Developer wish to redevelop golf course to an edge to edge subdivision at significantly higher density than currently allowed. Neighbors are open to allowing new residential development at higher densities if the new plan proposes significant new amenities for existing neighbors. Developer is asking residents what do we want. We want to be able to sketch some basis solutions and need help to create the rough sketch plat plans.
Ideal candidate will have experience in site planning and be able provide innovative sketch solutions for clustered development approached to strategically hide new developments from neighboring areas by incorporating parks and trails. This project aims to maintain the sites role as a core open space asset in the village, and minimizing disturbances to local residents. We will provide a specific site location and a horrible concept plan that all neighbors hate. Existing zoning allows for 25 of 150 acres be developed under 1 single family home per 40,000SF. Developer is proposing edge to ede development of the entire 150 acres at 4 homes per acre. Need applicant to be capable of comparing development under current and proposed regulations and capable of creating a sketch of plan that allow for street widening on the perimeter and a signficant public open space component wrapping the development. We want illustrative sketch concepts that can be quickly generated, not specific site plans.
This job is being posted by a community group that is funding through fund raising. We are looking for an initial 5-10 hours of work but expect that that if the concepts generated are helpful that we will want to several additional concepts plans.

Goals: Develop Alternative clustered layout showing land left to be common lands: parks, hiking/biking trails/parks; other environmentally sensitive lands - wetlands/floodplains, and then show areas where develop can occur as developer wants.
Contract duration of 1 to 3 months. with 30 hours per week.
