Position Summary
We are seeking a motivated and detail-oriented Analyst to join our Canadian Asset Management Team. This position offers an excellent opportunity for an early-career professional to gain valuable experience in asset management strategy, financial modelling, real estate research, and commercial leasing. The Analyst will play a key role in supporting the team's ongoing operations and strategic initiatives, contributing to the overall performance and growth of Northwest's Canadian portfolio.
Key Responsibilities
Reporting to the Senior Director, Asset Management, the Analyst will support the asset management team in the following areas:
Portfolio Management & Execution
Support to the asset management and leasing teams, mostly notably the creation of 3-year leasing assumptions for the Canadian and United States portfolio
Provide analytical deliveries enabling the enhancement of the leasing program, revenue maximization, and overall portfolio performance; a key contributor to the creation of a data driven leasing function
Creation and ongoing continuous improvement of asset management plan templates and population of plans with key data. Extraction of data from multiple software sources and platforms
Analytical support of various property and portfolio enhancing initiatives
Provide lease analysis for major new tenants/or renewals to support negotiations, working with asset managers, finance, and valuations as required to determine holistic impacts of large lease transactions
Analytical contributions to determine impacts on value and income of asset refresh and repositioning projects at properties, including assessments of occupancy, return on investment, payback of capital expenditure, and value enhancement analysis
Support for the assessment of potential developments and re-developments at our sites
Creation of development postmortems to assess performance relative to pro forma and to identify key takeaways to be incorporated into future developments
Overall financial analysis as required to support the asset management effort regarding occupancy, income, and value enhancement
Internal Reporting
A key contributor to quarterly and other reporting. Unweights the asset managers by providing them with key deliverables that will influence property and portfolio decisions
Provides valuable insights and contributions in the continued improvement of asset management platforms, processes, and tools
Creation of presentations, analysis, and/or research for key deliverables and presentations that will influence asset and portfolio decisions
Investment Pipeline & Market Research
Conduct market research and data compilation on leasing and industry trends, competitive building assessments, and market comparable deals for leasing and for new acquisitions
Conduct real estate and healthcare market research to support investment and portfolio decisions
Assist with drafting asset investment memorandums and recommendations
Knowledge, Skills And Experience
Post-secondary degree in Finance, Real Estate, Mathematics, or a related field.
1-3 years of relevant experience in commercial real estate
Strong financial modelling and analytical skills
Highly proficient in Microsoft Excel, PowerPoint, and other Office tools
Foundational understanding of real estate valuations and investment metrics
Excellent organizational, communication, and multi-tasking abilities
Collaborative, proactive, and detail-oriented mindset
Eager to learn and grow in an environment where you will gain exposure to many real estate income enhancing, value creation, and capital protection strategies
Preferred Qualifications
Experience with Argus is an asset.
Salary Range
$83,000–$88,000 CAD per year.
