We are a national commercial cleaning and facilities services company expanding across hospitality groups, commercial buildings, and high-density accommodation assets.
We are investing in building a scalable outbound engine to support aggressive national growth over the next 12 months.
We are hiring one experienced cold email operator to build, manage, and scale our outbound email infrastructure end-to-end.
This is not a VA role.
This is not scraping-only.
This is not advisory.
This is a hands-on execution role responsible for infrastructure, sending, deliverability, and performance optimisation.
We provide ICP direction, messaging, and handle all sales calls.
You own the outbound engine.

Objective
Build and operate a predictable cold email system that generates qualified meetings with:
• Multi-site hospitality groups
• Property & facilities managers
• Strata / high-density accommodation buildings
• Commercial building portfolios
• Small-to-mid commercial operators

Technical Responsibilities
You will personally:
• Set up and manage sending domains (secondary domains required)
• Configure and validate SPF, DKIM, and DMARC correctly
• Set up 10–25 inboxes over time with controlled scaling
• Implement warm-up strategy (Gradual ramp-up, reputation monitoring)
• Manage inbox rotation and sending limits per inbox
• Maintain bounce rate under 3%
• Monitor inbox placement (spam vs primary)
• Maintain domain health and sender score
• Source and verify decision-makers (operations, facilities, property managers)
• Segment campaigns by industry and geography
• Launch multi-campaign testing (subject lines, body variants)
• Send 300–800 highly targeted emails per day safely
• Optimise campaigns based on performance data
• Implement list hygiene processes (email verification required)
• Provide structured weekly reporting including:
• Emails sent
• Positive reply rate
• Meeting rate
• Bounce rate
• Inbox health status
• Scaling adjustments
You are responsible for daily sending, optimisation, and system health.

Required Experience (Non-Negotiable)
You must have personally:
• Built cold email infrastructure from scratch
• Managed 10+ inboxes simultaneously
• Sent 300+ emails per day safely
• Achieved 3–8% positive reply rates
• Achieved 0.5–2% meeting rates
• Maintained bounce rates below 3%
• Used tools such as Instantly, Smartlead, Apollo, Clay, etc.
• Worked with email verification tools (e.g. NeverBounce, ZeroBounce, etc.)
Experience targeting physical commercial services (facilities, property, hospitality, construction, cleaning) strongly preferred.
If you have only done list building, scraping, or advisory work, this role is not suitable.

You must understand outbound performance math.
For example:
If the goal is 40 meetings per month and meeting rate is 1%, you should be able to calculate required monthly sending volume and inbox setup.
