Job Purpose: Two to three sentences describing the overall purpose of the job

Assist with maintenance and repair of all HVAC related mechanical and electrical systems and equipment within the property.

Job Responsibilities: Maximum of ten responsibilities, in order of percentage of time spent on functions from longest to shortest; do not list anything that does not represent at least 10% of the job’s time. Please include supervisory responsibilities.

1.

Assist in repairs to HVAC related systems and equipment as assigned including air conditioning units, exhaust fans, boilers and chillers.

2.

Complete daily work orders and scheduled preventative maintenance of HVAC equipment.

3.

Change filters and clean fan coils as needed.

4.

Maintain records associated with refrigerant usage as required by the EPA.

5.

Assist with complex repairs to heating and cooling systems including sheet metal, insulation and refrigeration equipment as assigned.

6.

Maintain gas fireplaces.

7.

Ensure cleanliness in the assigned work spaces.

8.

Comply with OSHA regulations, Material Safety Data Sheets (MSDS) and safety precautions.

9.

Perform other duties as assigned.

Job Qualifications: Describe the minimum qualifications needed to complete the job responsibilities.

Education

High school diploma or equivalent preferred.

Experience

Minimum one-year experience in HVAC maintenance or enrollment in trade school program preferred.

Licenses/Certifications

Valid Driver’s License and a satisfactory driving record may be required. Material Handling Equipment certification as required (may vary by property)

Customarily and regularly direct the work of at least 2 or more full-time STARS or their equivalent (1 full-time STAR at 40 and 2 half-time STARS at 20 hours each , are equivalent to 2 full-time STARS).

Authority to hire or fire other STARS, or makes suggestions and recommendations as to the hiring, firing , advancement, promotion or any other change of status of other employees are given particular weight.
