Position Overview

We are looking for an Analyst, Investments to support the evaluation and execution of investment opportunities across Pier 4's growing multi-family residential portfolio. This role plays a key part in underwriting, financial analysis, due diligence, and the preparation of materials used to inform investment decisions and support investor communications.

Reporting to the Manager, Investments, the Analyst will be responsible for collecting information, performing research, completing detailed financial and sensitivity analysis, and supporting acquisition, disposition, and financing activities across the portfolio.

Key Responsibilities

  • Prepare underwriting, analysis, due diligence related efforts, structing of debt and equity for each acquisition, disposition, and refinancing activity
  • Prepare high-quality financing presentations and confidential information memorandums (CIMs) and participate in lending presentations
  • Assist with acquisitions, dispositions, financing, and coordination of related activities including pipeline management, transaction summaries, rent analysis, zoning review, environmental risk assessment, and building condition reviews
  • Complete in-depth financial analysis and research on potential investments using financial modeling to evaluate opportunities against established criteria and provide recommendations
  • Create and manage complex financial models to support forecasts and facilitate decision-making
  • Draft investment summaries, recommendations, and presentations for senior leadership
  • Support the Manager, Investments in the verification and coordination of due diligence activities including financial reviews, property tax analysis, rent surveys, lease audits, and third-party reports
  • Participate in the review of new deals and developments and coordinate with internal and external stakeholders to support cash flow assumptions
  • Review documents such as leases, loans, contracts, and letters of intent
  • Provide data for inclusion in quarterly investor marketing materials
  • Analyze monthly financial results for specific properties to assess performance and identify key trends
  • Act as a resource to the asset management team by identifying operational deficiencies or opportunities to improve financial results
  • Perform market research related to rents, selling prices, cap rates, and other real estate market indicators
  • Build and maintain relationships with real estate professionals to stay informed on market trends and investment activity
  • Assist with special projects and ad-hoc assignments as required

Requirements

  • Very strong analytical skills with the ability to evaluate, summarize, and rationalize large volumes of information while maintaining accuracy and attention to detail
  • Strong written and verbal communication skills
  • Ability to build, maintain, and update complex financial models in Microsoft Excel
  • Ability to meet tight deadlines without compromising accuracy
  • Strong team-oriented mindset with the ability to collaborate effectively
  • Commitment to ongoing personal and professional development

Education/Experience

  • Completion of a post-secondary degree in finance, accounting, or economics (graduate studies considered an asset)
  • Completion or pursuit of a professional designation such as CFA, CPA, or AACI
  • Minimum of 2+ years of related work experience in real estate
  • Strong financial modeling experience
  • Advanced proficiency in Excel, Word, and other Microsoft Office programs
  • Willingness and ability to work beyond normal business hours when required
