Reporting to the Senior Director, Real Estate, this role provides the expertise and leadership required to guide the organization through critical development decisions and deliver solid market research, secondary data and business insights. This role is responsible for providing market and location intelligence through store and market analytics, resulting in prompt and accurate decision-making to enable profitable chain growth and optimization.
What you'll be doing:
- Review, identify and communicate market research results, location strategy, site selection analysis, and investment recommendations to company stakeholders.
- Create, analyze and provide authoritative sales forecasting independent of internal influence for a high volume of real estate opportunities.
- Develop long-term market plans for stores, capturing effective growth strategies and prioritization of markets and individual location opportunities.
- Develop and maintain market intelligence systems through complex data processing, report design, map visualizations, automation of methodologies, and the tracking of store performance and market profiles.
- Identify and adopt best practices and efficiencies related to GIS and market planning processes.
- Manage short-term projects aimed at analyzing complex business issues or building sophisticated information technology components related to market intelligence.
- Implement and manage an industry-leading mobile software program providing Rexall Executive Team and 60+ internal stakeholders with all material information relating to existing store performance and leasing details, pharmacy competitors, market demographics, major upcoming developments, major retailers, and other relevant attributes.
- Oversee the development and enhancement of a proprietary multi-team project management database used by the Real Estate, Store Design, Construction, and Operations departments to track all store projects.
- Implement the use of location-based mobile data to help the business make well-informed, strategic decisions through better understanding of customer shopping patterns (incl. cross-shop behaviours, visitor volumes across retailers, repeat customer rates, parking lot usage, etc.).
- Provide the Manager, Market Development with direction and guidance on delineation of store trade areas, spatial data analytics, maintenance of Real Estate reports and files, and general mapping and data collection to support chain growth and other company initiatives.
- Complete physicians' analyses and market strategies pertaining to medical clinic co-locates.
- Consult with Real Estate, Finance, Pharmacy, Operations, Strategy, Marketing, Merchandising, IT, and Loss Prevention, providing comprehensive market research.
- Provide expertise on various Real Estate-specific materials resulting in a better understanding of market and store potential, drug store landscape and consumer behaviours.
- Maintain strong network of Real Estate, GIS, and Marketing Professionals.
- Perform other duties as assigned to support Rexall Pharmacy Group Ltd.
Knowledge, Skills and Experience:
- Minimum six (6) years' related work experience in a retail business environment.
- Comprehensive knowledge and understanding of the Canadian Retail landscape with a core focus on retail pharmacy.
- Advanced analytical skills, including statistical modeling expertise.
- Extensive knowledge of GIS as it relates to business and retail applications.
- Advanced knowledge of Microsoft Applications including Access, Excel, Word, and PowerPoint. Understanding of SQL and/or Python is considered an asset.
- Strong organizational, project management and research skills.
- Strong interpersonal, communication and presentation skills. Must have proven success presenting to Senior Leadership teams.
- Experience hiring and leading a team.
- University degree in Geography/GIS, Spatial Analysis, Real Estate, Statistics, Data Analytics and/or related field combined with formal GIS education and training.
- Must be able to work independently with minimal direction.
