The Senior Development Manager is responsible for leading residential and mixed-use development projects from early planning and approvals through permitting, sales launch and registration. The role has project-level accountability for budgets, schedules and financial reporting, including joint venture coordination and leads cross-functional teams to deliver projects aligned with Avenu's business objectives.

Key Responsibilities

  • Lead end-to-end development activities, from project visioning and planning approvals through permitting and condominium registration
  • Manage development applications, including official plan and zoning amendments, site plan approvals and condominium submissions
  • Coordinate and oversee consultants, municipal staff, internal and external stakeholders to achieve timely approvals
  • Manage project budgets, schedules, cash flow forecasts and financial reporting
  • Evaluate design options, product mix and project feasibility using financial analysis and market insights
  • Collaborate with internal departments to support key milestones and decision points
  • Prepare clear project updates and reports for senior leadership and partners
  • Stay informed on planning policy, regulatory changes and market trends impacting development.

Qualifications & Skills

  • 7+ years of experience in residential real estate development, with at least 5 years of experience in GTA urban development projects
  • University degree in Planning, Architecture, Engineering, Business, Finance or a related field with a real estate emphasis
  • Strong knowledge of municipal approvals, zoning and planning processes
  • Experience managing consultants and multi-disciplinary project teams
  • Demonstrated leadership experience, including team development and oversight
  • Solid financial and business acumen, including budgeting and financial modeling
  • Strong communication, organization and stakeholder management skills
