We are looking for a results-driven Ads Manager who understands Meta deeply and knows how to generate qualified leads at scale.
Role Overview
The Ads Manager will be responsible for planning, launching, optimizing, and scaling Meta ad campaigns across:
• Real Estate Communities
• New Construction Developments
• Rent to Own Programs
• Medical Clinics
• Aesthetic and Cosmetic Services
• Urgent Care and Healthcare Services
This is not a "set it and forget it" role.
This is a performance-driven position built around optimization and scaling.
Core Responsibilities
Campaign Strategy
• Build full-funnel Meta strategies
• Develop cold, warm, and retargeting sequences
• Structure campaigns properly for scale
• Implement testing frameworks for creatives and audiences
Lead Generation Optimization
• Drive high-quality leads, not cheap junk leads
• Improve CPL while maintaining lead quality
• Track conversion rates from click to appointment
• Collaborate with CRM team to improve follow up flows
Creative Direction
• Write high-converting ad copy
• Develop hooks and angles specific to real estate and medical industries
• Guide video editors and content teams on ad creatives
• Test UGC, testimonial, educational, and offer-based content
Analytics & Reporting
• Monitor performance daily
• Analyze metrics including:
CTR
CPC
CPL
CPM
Frequency
Lead Quality
• Provide weekly performance reports with strategic insights
• Recommend scaling, pausing, or pivoting decisions
Compliance & Platform Knowledge
• Understand Meta policies for:
Housing ads
Special Ad Category restrictions
Medical and health advertising
• Ensure compliance to prevent ad account issues
Qualifications
• 2+ years running Meta ads
• Proven results in real estate or medical advertising preferred
• Strong understanding of Special Ad Categories
• Experience running lead form campaigns and landing page conversions
• Deep knowledge of audience testing and scaling strategies
• Experience with pixel setup and event tracking
• Comfortable reading data and making fast decisions
Bonus Points
• Experience with GoHighLevel, Follow Up Boss, or CRM systems
• Experience with Google Ads
• Understanding of HIPAA-related marketing considerations
• Copywriting background

Compensation
Performance-based or hybrid structure preferred.
