Role Description
Return Policy is seeking a Property Onboarding Manager to lead the end-to-end build, setup, and launch of new short-term rental and boutique hotel properties across a rapidly expanding portfolio.
This role transforms signed deals into fully guest-ready, revenue-generating properties through disciplined coordination of design, procurement, installation, vendor management, timeline execution, and operational readiness.
Success in this role directly impacts launch speed, guest experience quality, capital efficiency, and return on new property investment.
Core Responsibilities
Own lifecycle from lease signed to property live
Deliver on-time, on-budget, high-quality property launches
Lead design direction, furnishing, décor selection, and layout execution
Oversee FF&E and OS&E procurement, delivery, and installation
Manage onsite build execution, staging, and final QA inspections
Coordinate cross-functionally with Operations, GX, Listings, and Revenue teams
Track timelines, budgets, vendor performance, and delay risks
Drive faster time-to-revenue and predictable launch scaling

• New properties launch on time and within budget
• Time from lease to first booking decreases
• Consistent design and setup quality across units
• Minimal post-launch operational defects
• Onboarding systems scalable for hotel expansion
• Company able to accelerate acquisition pace confidently
Required Experience
• 2–5 years experience in property onboarding, interior decorating, staging, hospitality openings, construction coordination, or STR/multifamily operations
• Ability to manage multiple concurrent projects and vendors
• Strong organization, ownership, and attention to detail Strongly Preferred
• Hands-on interior decorating, furnishing, or staging experience
• Experience with FF&E and OS&E ordering and setup
• Background in STR, hospitality, or fast-growing operational environments
• Comfortable working primarily in the field
Work Setting & Schedule
• Toronto-based with frequent onsite property work
• Primarily field-based schedule aligned to build timelines and launches
Compensation
• Base Salary: CAD $75,000 – $85,000
• Performance Bonus: 10% – 15% tied to launch timing, budget adherence, defect reduction, and time-to-revenue
• Total Target Compensation: approximately $82,000 – $97,000 CAD
