About the role

Reporting to the Regional Manager of Prokey, the Site Manager is responsible for a variety of tasks and responsibilities across our residential properties. This posting is a general recruitment opportunity as we continue to grow our portfolio across Alberta and prepare for upcoming property launches.

This role includes, but is not limited to, effective communication with tenants and vendors, responding to leasing inquiries, and conducting unit tours. You enjoy engaging with tenants, collaborating with team members, and interacting with prospective residents. You are committed to fostering positive relationships with vendors and contributing to a well-managed, community-focused living environment.

Hourly Wage Range: $ per hour, based on experience.

  • Your attention to detail is excellent and highly organized
  • You can prioritize multiple demands and efficiently handle time management
  • You are great at problem solving and can work independently
  • Great understanding of how to perform basic maintenance and repairs

What you'll be doing

  • Managing the overall building including staff, vendors, tenants, building maintenance and financial reports
  • Advertising and filling vacancies within building; tours, completing agreements, and credit checks
  • Planning and overseeing unit renovations, maintenance, repairs, and services
  • Supervising and managing the onsite team and external vendor relations
  • Investigating resident complaints and resolving conflicts
  • Overseeing and operating the properties within financial objectives
  • Building and implementing strategies to ensure the success of the building
  • Reviewing financial reports including accounts receivable and collecting rents
  • Maintaining an excellent standard for the property aesthetic – both indoors and outdoors
  • Assisting in operation and checks of building mechanical systems, make sure all meet safety standards and regulations
  • Keeping organized and up to date records on buildings and tenant related issues
  • Building relationships with residents and prospective tenants
  • Cultivating a culture of continuous improvement and fostering a collaborative work environment
  • Establishing and enforcing property rules

What we're looking for

  • 2-4 years of building or property management experience
  • Post secondary education in property management or business administration is an asset
  • Valid drivers license
  • A working knowledge of Alberta's Residential Tenancies Act is an asset
  • Yardi Property Management software experience is an asset
  • Proficient knowledge of Microsoft Office 365
  • Knowledge of Workplace Hazardous Material Information Systems (WHMIS) is an asset
