Role Description:

The Operations Supervisor plays a key role in aligning operational execution with long-term asset strategy and portfolio goals. The Operations Supervisor serves as the subject matter expert for all assigned buildings, ensuring they are maintained to the highest standards and level of operational efficiency in accordance with health and safety and environmental policies.  It is imperative that this role ensures all building related data is accurate and current. This role leads the operations team and is responsible for the capital planning and execution process.

Responsibilities:

  • Maintain comprehensive knowledge of all building systems, infrastructure and operational history

  • Ensure regular inspections of buildings and land and ensure the Property Management Team is kept updated on any discrepancies and that all remedies are assigned and actioned

  • Ensure periodic inspections of Tenant premises to ensure safety and compliance

  • Monitor, mentor, coach and develop direct reports, ensure adherence to policies and procedures, provide recognition, evaluate and provide feedback on performance, address performance concerns and resolve problems

  • Oversee and recommend improvements for the preventive maintenance program on an on-going basis

  • Oversee Tenant Service work orders, ensure compliance with policies and procedures

  • Ensure building documentation is continuously updated and accessible to relevant stakeholders

  • Monitor and manage energy and utility consumption

  • Ensure adherence to National operational standard operating procedures

  • Develop and maintain effective building standard operating procedures as required. 

  • Document and arrange for appropriate remedial work using the company purchasing/procurement guidelines

  • Oversee environmental assessments and ensure reporting requirements are fully met

  • Play a key role in capital planning lifecycle, including forecasting, budgeting, execution, and reporting

  • Collaborate with stakeholders to align capital projects with strategic goals

  • Assist with the development and administration of operations budgets

  • Deliver Capital Projects either solely or in conjunction with National Capital Team

  • Oversee and manage Leasehold Improvements and Tenant Alterations, ensure proper administration, permits, and quality of work

  • Provide technical or administrative advice to internal and external clients, including obtaining estimates for Leasing;

  • Assist Development as required

  • Respond immediately to emergency situations (fire, environmental spills, equipment failure, etc.) and escalated tenant concerns

  • Prepare purchase orders and get competitive quotes when required pursuant to the purchasing guidelines

  • In collaboration with the team and procurement negotiate and manage all service contracts

  • Adhere to QuadReal's Procurement and Purchasing Policy

  • Lead the team in providing the highest levels of service to all customers with whom they interact, whether internal or external, with the goal of continuously improving the customer experience

  • Oversee and monitor customer service levels provide and implement continuous service improvement

  • Participate in Portfolio/Leasing team meetings and ensure effective communication to keep team members informed

  • Comply with all applicable codes, regulations, ensure operational governance

  • Liaise with regulatory or civic authorities as required

  • Remain current and up to date with new industry practices, legislative changes and technologies

  • Other duties as assigned

Experience and Qualifications:

  • 3rd or 4th Class Power Engineer (or equivalent), Technical Certificate (C.E.T., C.Tech., or A.Sc.T.), or an equivalent combination of education and experience

  • Journeyman Tradesperson (Electrician, Plumber, or Refrigeration) – considered an asset

  • BOMI SMA / SMT or FMA / RPA designation – considered an asset

  • Minimum of 5 years of direct work experience

  • Valid driver's license and access to a personal vehicle

  • Intermediate proficiency in Microsoft Office, including SharePoint

  • Intermediate proficiency in general software systems and technology adoption

  • Ability to communicate effectively and professionally, both verbally and in writing, with all levels of the organization

  • Ability to build and maintain cooperative working relationships across business units

  • Mature, self-motivated team player committed to personal growth and ethical integrity

  • Ability to prioritize tasks, manage deadlines, and handle competing demands

  • Comfortable working under pressure while delivering quality results

  • Detail-oriented and adaptable to change

  • Able to work in environments with moderate to high stress during emergencies or conflict situations

  • May be required to respond to or direct after-hours emergency situations

  • Strong administrative and organizational skills

  • Demonstrated leadership, supervisory, mentoring, and coaching abilities

  • Ability to resolve problems using sound judgment and fact-based reasoning

  • Applies logical and strategic thinking to achieve goals and overcome challenges

The expected annualized base salary range for this role is $85,000 - $95,000.

Based on the position, QuadReal offers a competitive total rewards package in addition to the base pay, which may include a performance-based incentive plan, comprehensive health & dental benefits, pension plan, and paid time off.
