The Opportunity

Reporting to a Property Manager ("PM"), the Building Operator ensures that the assigned real estate portfolio or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency. They also oversee contractor work.

Responsibilities

Leadership

  • Aid and guide building operations staff with the collaboration of the PM.
  • Provide technical input with respect to the assigned building portfolio.
  • Provide vacation and absence coverage at other properties, as assigned.

Tenant Relations

  • Oversee and develop sound positive tenant relationships.
  • Attend to tenant and management work order requests (electronic or otherwise) in a timely manner; ensure PM is apprised on a regular basis of operational and tenant concerns.
  • Lead service delivery to tenants.

Property Maintenance and Repair

  • Direct, develop, monitor, modify and control all current, altered and new building services and building systems of the assigned portfolio.
  • Perform daily inspections and regular preventive maintenance of mechanical systems and life safety systems; maintain and operate various building management systems and equipment - as scheduled.
  • Responsible for all aspects of the high-pressure steam boilers, heating and cooling systems, ensuring support staff are familiar with the safe practices in maintaining and operating this equipment.
  • Ensure all common and adjacent public areas are clean, free from litter, and in a good state of repair at all times.
  • Minor carpentry, electrical (light bulbs/tubes), and plumbing repairs, will be required, as will snow removal/salting, painting, and powerwashing.
  • Maintain or assist in achieving the BOMA Best Certification or similar.
  • Ensure all pertinent municipal/provincial/federal regulations within the building are followed including permits and licenses, zones and by-laws, fire and safety codes, operating codes (elevators, electrical, mechanical, structural, etc.).
  • Be part of the building operator rotation for after hours on-call duties.

Administration

  • Actively participate in the annual operating budget process.
  • Provide monthly operational reporting as requested.

Contractor Management

  • Obtain quotes from contractors for the review of the management team.
  • Ensure trades are compliant with WorksafeBC regulations and insurance requirements.
  • Coordinate and ensure contractors arrive and complete their work as defined in their contract.
  • Provide access and building orientation to contractors working in the building.

Qualifications

  • 5+ years experience in a Building Operator role or equivalent.
  • 4th Class Power Engineering ticket or equivalent amount of industry experience preferred.
  • A valid driver's license and clean drivers abstract.
  • Ability to lift, push, pull up to 50 pounds.
  • Ability to perform the physical requirements of the job including, but not limited to, standing, walking, lifting, grasping, and performing repetitive motions, sometimes in confined spaces or small
  • Exceptional verbal and written communication skills with a high level of interest in developing and sustaining strong working relationships with tenants, internal staff, contractors, suppliers and the
  • Ability to adjust time management to respond to prioritized tasks with varying deadlines.
  • Excellent leadership and customer service skills.
  • A dedication to building and transforming communities.
