In accordance with Colorado State law, PaulsCorp discloses wage information for roles that may be performed within the state of Colorado. The anticipated base pay for the Leasing Agent position, located in Colorado, is $18.00 to $25.00 per hour, based on experience, skills, and qualifications.
Job Overview
At our company, Leasing Specialists are the welcoming face of our communities—connecting with future and current residents to deliver personalized, professional experience. From guiding tours to supporting renewals, they bring high energy, strong communication, and a service-first attitude that reflects our mission and core values
Essential Duties
Collect, post, and deposit move-in funds
Prepare and execute lease paperwork and maintain compliant files
Open the office and ensure model/vacant apartments are show-ready
Deliver impeccable customer service and respond to resident concerns
Coordinate property maintenance and resolve resident issues
Conduct move-in inspections and assist with lease renewals
Walk and inspect community grounds weekly
Show apartments, process applications, and explain lease terms
Maintain amenity areas
Shop competitors and perform outreach marketing (KNOCK/DAR?)
Non-Essential Duties
Support resident engagement efforts and special events
Attend & participate in all company meetings, events & trainings
Participate in cross-functional initiatives and embrace new responsibilities
QualificationsExperience & Skills That Drive Performance
Minimum two years in sales or customer service preferred
Prior experience in property management or leasing a plus
Familiarity with RealPage or similar property management systems desirable
Strong computer skills and proficiency with Microsoft Office
Full-time, flexible availability including evenings and weekends for events and leasing needs
Bi-lingual (verbal, reading, writing,) in English/Spanish preferred

Working Conditions & Physical Demands
The work environment and physical demands of this position reflect a blend of office professionalism and on-site mobility. Reasonable accommodation may be provided for individuals with disabilities to perform the essential functions.
Primarily located in a general office setting with standard equipment such as computers, calculators, and telephones
Regular site tours and inspections of apartment homes and community grounds, requiring outdoor activity in various weather conditions (heat, cold, rain, snow)
Exposure to landscaped areas, walkways, stairs, and parking lots during property visits
Ability to read written communications and monochrome computer screens
Frequent operation of a computer, calculator, and telephone for leasing tasks and financial transactions
Ability to understand and follow verbal and written instructions while multitasking
Repetitive bending and kneeling for restocking common areas and administrative tasks
Must have mobility to navigate the entire property to assist residents and conduct tours
Occasional lifting and carrying of items, up to 25 lbs.
