Overview
This position reports to the Deputy Director of Public Works and is responsible for supervising custodial and maintenance employees engaged in the care, maintenance, and repair of Town-owned buildings.

The position oversees building repair, maintenance, custodial services, and cleaning operations, and is responsible for ordering materials and supplies necessary to support building operations. The incumbent performs hands-on maintenance work and coordinates service contracts to ensure safe, efficient, and well-maintained facilities. The position also coordinates the work of outside contractors. Supervision is exercised through direct oversight and periodic evaluation of work performance.

Responsibilities

Supervisory Responsibilities

  • Supervises custodial and maintenance employees, the direction of work assignments, providing technical guidance, and monitoring job performance;
  • Trains employees on proper maintenance procedures, equipment use, and safety protocols;
  • Monitors work quality and ensure completion of assigned tasks.

Building Maintenance and Repair

  • Oversee the maintenance, repair, and upkeep of all Town-owned buildings and facilities;
  • Perform hands-on maintenance and repair work on buildings, systems, and equipment;
  • Inspect facilities regularly to identify maintenance needs and safety concerns;
  • Works with the Director to implement preventive maintenance programs;
  • Respond to emergency maintenance requests and building issues;
  • Performs carpentry and woodworking duties including the building of cabinets and storage closets as well as the building and repair of fences and remodeling of offices;

Operations Management

  • Coordinate and oversee custodial services and cleaning operations;
  • Order materials, supplies, and equipment necessary for building operations;
  • Maintain inventory of maintenance supplies and materials;
  • Monitor budget for building maintenance operations.

Contract and Vendor Management (with approval of the Deputy Director)

  • Coordinate the work of outside contractors and service providers;
  • Monitor performance and ensure compliance with contract specifications;
  • Serve as liaison between contractors and Town administration.

Administrative Duties

  • Maintain records of maintenance work, repairs, and service contracts;
  • Prepare updates for the Director on building conditions, maintenance activities and facility needs;
  • Attends various meetings as requested;
  • Performs other related work as required or requested by the Deputy Director of Public Works or designee.

Education and Experience

  • High School degree or equivalent with five to seven years related work experience; or any equivalent combination of education, training and experience which provides the required knowledge, skills and abilities to perform the essential functions of the job.
  • Motor Vehicle Operator's License; CDL preferred.
  • Good organizational skills.
  • Maintenance skills.
  • Carpentry and painting skills.
  • Supervisory experience preferred

Knowledge:

Knowledge of building maintenance and construction trades. Working knowledge of the application of technology, equipment and materials in support of building maintenance activities. Knowledge of state procurement laws.

Abilities:

Ability to manage multiple tasks in a detailed and accurate manner; ability to deal with disgruntled members of the public in a tactful manner; ability to read and interpret construction plans, diagrams and blueprints; ability to establish effective working relationships with employees and contractors doing business with the Town.

Skill:

Proficient written and oral communication skills. Proficient mechanical skills.

  • Work requires moderate intermittent physical strength and effort daily, such as lifting heavy objects (over 60 lbs. but less than 100 lbs.), carrying the object(s) and stacking them or placing them in a vehicle or storage area. In addition, pulling, pushing, standing, or walking for the full workday may also be involved. A great deal of physical effort must be exerted at this level.
  • Positionrequires minimal motor skills for activities such as the use of cleaning equipment and the operation of a motor vehicle.
  • High degree of physical effort is regularly required.

Pay: $ $36.94 per hour
