Overview of Position
Position Status: Non-Exempt, Full Time
Supervisor: Service Manager
Hours: Monday to Friday 7am-4pm; On call as required
Location: On The Road
Expectations
- Install, inspect, maintain, and repair HVAC systems including furnaces, air conditioners, heat pumps, ventilation systems, and related equipment.
- Diagnose mechanical and electrical issues and perform corrective repairs in a timely manner.
- Replace or repair defective components such as motors, compressors, coils, and thermostats.
- Conduct routine maintenance on HVAC systems to ensure efficiency and longevity.
- Clean, adjust, and repair systems to meet industry standards and manufacturer specifications.
- Identify root causes of system failures and recommend appropriate solutions.
- Complete HVAC work orders promptly and efficiently, including troubleshooting, repairs, installations, and preventive maintenance tasks.
- Document all maintenance activities accurately.
- Use diagnostic tools, gauges, meters, and software to assess system performance.
- Maintain a stock of commonly used HVAC parts, filters, tools, and equipment to support timely repairs and routine maintenance.
- Handle refrigerants responsibly in accordance with EPA guidelines.
- Follow all safety guidelines and protocols when working with electrical components, refrigerants, gas-fired equipment, and ventilation systems.
- Set priorities and work independently to meet objectives with minimal supervision.
- Stay current on local building codes, HVAC safety standards, and EPA regulations.
- Communicate clearly with residents, tenants, customers, or internal teams regarding issues, timelines, and recommended repairs.
- Provide professional and courteous service at all times.
- Maintain clean, safe, and organized work areas.
- Other duties as assigned.
Requirements
- High school diploma or GED is required.
- HVAC certification or technical school training preferred.
- Minimum 2 years plus of HVAC experience.
- EPA Section 608 Certification (Type I/II/III or Universal) required.
- Strong knowledge of HVAC systems, tools, and troubleshooting techniques.
- Strong multitasking abilities, attention to detail, and a friendly demeanor.
- Basic electrical and mechanical aptitude.
- Ability to think critically and solve problems effectively.
- Dependable, reliable, and punctual.
- Valid driver's license and a clean driving record.
- Previous experience in residential property maintenance or management is preferred.
