The Building Operator / 4th Class Power Engineer is responsible for the safe operation, maintenance, and optimization of building systems across client facilities in Campbell River and the Comox Valley. With a strong focus on steam, boiler, and hot water systems, this role ensures reliable building performance, regulatory compliance, and a high standard of service for clients and occupants. Success in this role means safe operations, well-maintained systems, and trusted client relationships.

Duties and Responsibilities
Operate, troubleshoot, maintain, and repair boilers, HVAC systems, electrical systems, and plumbing systems, with a primary emphasis on steam, boiler, and hot water units
Maintain all mechanical services within design capabilities and prescribed environmental conditions
Perform routine inspections and preventative maintenance to ensure efficient and reliable system operation
Communicate daily with supervisors and building personnel regarding service issues, system status, and required actions
Develop and maintain operating instructions and procedures for equipment and systems
Establish and execute periodic operational testing schedules for critical equipment and systems
Evaluate system performance and provide deficiency reports and improvement recommendations to the Supervisor
Establish performance standards and ensure work is completed in accordance with quality and safety expectations
Escort and oversee subcontractors performing outsourced building services
Support commissioning activities for new or upgraded plant and equipment
Train new and existing client staff from pre-construction through construction and operational phases
Perform other duties as required within the scope of contractual obligations
Must Haves
4th Class Power Engineer Certification (TSBC) or equivalent (TSSA)
Strong subject matter expertise in steam, boiler, and hot water systems
Minimum 5 years of experience in general building maintenance
Working knowledge of WHMIS, provincial safety legislation, and applicable building codes and regulations
Experience using CMMS, Building Automation Systems (BAS), and Microsoft Office applications
Excellent communication skills with a strong customer-service mindset
Ability to work independently while also contributing effectively within a team environment
Nice to Haves
Experience working in a hospital or healthcare environment
Exposure to commissioning activities and client staff training
Familiarity with multi-site facility operations

Expected compensation: $35.00 – $38.00 per hour, commensurate with experience.
