Building Maintenance Technician

Job Summary
Duties and Responsibilities:

Under general supervision, this position provides day-to-day general building maintenance at The Waterford. Regular tasks include and are not limited to:

Maintaining positive communications with residents; responding and following up on requests and problems to ensure resident satisfaction;

Maintaining overall building appearance to high quality standards, including maintenance painting, carpentry and plumbing, door hardware, etc;

Maintaining building HVAC system, exterior & interior lighting systems; pond and fountain systems;

Updating entry addressing system; maintaining service records & routine logs for generators, trucks, beauty salon, shop, buffet systems and elevator/garage phones;

Assisting with water shut-downs, fire protection systems, and generator refueling operations;

Maintaining shop area, tools, parts and supplies in clean and orderly fashion;

Maintaining parts inventory logs accurately and in timely fashion;

Assisting contractors with building and systems information as requested;

Handling off-hours emergency service calls and technical support as scheduled;

and other duties as required falling within the purview of the manager.

Requirements:

High school diploma, GED and/or vocational training in relevant skills;

Demonstrable high skill levels in customer service, priority and time management;

Able to lift heavy objects, exert sustained physical effort;

Able to climb ladders, stairwells, work on rooftops and in confined areas

HVAC certification desirable but not required.

Experience:

2-3 years' experience in general building maintenance, painting and HVAC

Additional Requirements:

Clean and valid California driver license and satisfactory driving record are conditions of initial employment.

Ability to meet the Dept. of Homeland Security requirements confirming identity and right to work in the United States is required.

Offer is contingent upon satisfactorily passing pre-employment physical, drug test and physical capabilities assessment.

Previous employment must be verifiable.

Job Type: Full-time

Pay: $30.00 per hour
