Maintenance Technician

JOB TITLE:       Maintenance Technician

POSITION SUMMARY

The Maintenance Technician performs technical and mechanical functions as assigned for the purpose of operating the property in a manner consistent with maximum efficiency, cost effectiveness and service to the client and its occupants. This position also performs a variety of housekeeping activities to maintain the facility in a clean and sanitary manner. This individual will maintain a high level of professionalism in addressing facility management issues including response to and resolution of any client requests or concerns.

POSITION TYPE / EXPECTED HOURS OF WORK

This is a full-time, non-exempt position with normal working hours Monday through Friday, working 40 hours per week. However, as business needs become necessary, after-hours, holidays, or weekends may be required.

TRAVEL

< 5%: Small amount of travel required for this position, only needed when picking up supplies.

SUPERVISORY RESPONSIBILITIES

This position has no supervisory responsibilities.

WORK ENVIRONMENT

Work is performed both indoors and outdoors with exposure to various weather conditions.  Must be able to work in hazardous conditions while maintaining safety standards, work outdoors in adverse weather conditions, industrial settings, and construction sites, and work in loud environments and temperature extremes.

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

Essential functions of this position require: manual dexterity, large motor skills, ability to communicate, lifting, kneeling, squatting, standing, walking, climbing (including but not limited to ladders), crawling, stooping, turning/twisting, balancing, reaching with varying frequencies.

Heavy work: Occasional lifting and carrying objects up to 75 pounds, Frequent lifting and carrying, pushing, or pulling objects weighing up to 50 pounds; and/or continuous lifting, carrying, pushing, or pulling 10-20 pounds.

Mental Application: Utilizes memory for details, verbal instructions, critical thinking, adaptability, and creative problem-solving skills are important.

The employee is regularly required to talk or listen effectively.
