The Commercial Groundskeeper is responsible for ensuring that the property's exterior and common areas remain clean, neat, and presentable on a daily basis. This position focuses on light exterior upkeep and routine appearance checks. This does not include major landscaping or custodial work. The Commercial Groundskeeper helps maintain a professional and welcoming environment for tenants, visitors, and staff.
Key Responsibilities- Perform daily walkthroughs of the property to remove debris such as trash, cigarette butts, leaves, newspapers, and other litter.
- Maintain the cleanliness of all exterior common areas, including walkways, breezeways, entry areas, parking lots, and dumpster areas,
- Sweep curbs, sidewalks, and high-traffic exterior areas as needed.
- Perform light exterior maintenance tasks such as replacing light bulbs, minor screen repairs, or other simple fixes as directed by the Property Manager and senior maintenance staff.
- Support the Preventative Maintenance Program by reporting issues or assisting with small exterior tasks when requested.
- Follow all company safety programs, policies, and procedures.
- Participate in required company training.
- Assist the property team with reasonable tasks that support the overall operation of the site.
Tasks Performed (not all inclusive)
- Daily removal of litter and debris from grounds, parking areas, dumpster enclosures, and curbs.
- Assist with general facility cleanliness, including mopping, addressing small spills, wiping counters, and monitoring basic restroom needs to ensure a clean environment.
- Light sweeping or scrubbing of outdoor walkways or gathering areas.
- Salting public passageways during winter weather to prevent ice accumulation.
- Light touch-up tasks (e.g., cleaning signs, removing cobwebs, basic spot sweeping).
- Routine property patrols to identify and report safety hazards, maintenance needs, or irregularities.
- Reporting lease violations, security concerns, or unusual occurrences to the Property Manager.
- Observing and reporting issues such as water leaks, fire hazards, or unlocked doors.
- Contact emergency services when necessary and report such incidents to the Property Manager.
- Keeping notes regarding any damage, safety concerns, or maintenance issues for management review.
- Maintaining the appearance and organization of the supply/storage area.
- Assisting maintenance/service technicians with simple tasks as requested.
- Ability to work independently and follow a daily route or task list.
- Good attention to detail and a strong sense of property appearance standards.
- Reliable, punctual, and able to maintain consistent daily routines.
- Basic knowledge of outdoor tools (brooms, blowers, small hand tools).
- Ability to communicate clearly with management and team members.
Education
- High School Diploma or equivalent preferred.
Required Work Experience
- Prior experience in groundskeeping, exterior maintenance, groundskeeping work, or similar roles preferred but not required.
Certifications and/or Licenses
- None required
Working Environment
- Primarily outdoor work in varying weather conditions (heat, cold, rain, snow).
- Occasional indoor tasks in entry or common areas.
- Desk area to store personal items while at work.
Physical Demands
Ability to walk the property for extended periods.
- Ability to lift up to 25 lbs. occasionally.
- Ability to bend, stoop, sweep, and perform repetitive light labor tasks.
Snow Removal
- Light Shoveling and applying ice melt during winter months as needed.
