Job Overview
We are seeking a detail-oriented and dependable Facilities Technician to perform light maintenance and cleaning/porter duties to ensure a safe, clean, and well-maintained facility. The ideal candidate has a basic understanding of building systems, excellent attention to detail, and a strong commitment to safety and customer service.
Responsibilities
- Light Maintenance
- Inspect and perform routine preventive maintenance on building systems (lighting, plumbing, HVAC components, doors, locks, and fixtures) as directed.
- Troubleshoot and perform minor repairs (e.g., replace light bulbs, adjust door hardware, unclog drains, tighten fixtures).
- Report any major repair needs or safety hazards to the General Manager and external vendors.
- Assist with small project tasks (arranging work orders, relocating furniture, minor drywall or painting touch-ups, weather stripping, signage installation).
- Monitor and refill essential supplies (bathroom consumables, cleaning chemicals) and ensure proper storage and labeling.
- Maintain/repair office equipment and common area appliances within scope.
- Maintain records of maintenance work orders, inspections, and parts usage.
Janitorial / Porter Duties
- Perform daily cleaning and sanitization of common areas, offices, restrooms, break rooms, workspaces, parking garages and dog splash.
- Move dumpster bins and empty trash/recycling, sanitize receptacles, and ensure proper waste segregation (trash / recycle).
- Sweep, mop, vacuum floors; strip and wax hard surface floors as required; spot-clean carpeted areas.
- Restock restrooms with tissue, soap, towels, and toiletries; monitor and report inventory needs to the General Manager.
- Clean windows, glass doors, and interior surfaces; remove fingerprints and dust from high-touch areas.
- Establish and follow cleaning schedules; respond promptly to spillages or cleanup requests.
- Move and arrange furniture and equipment for events, meetings, or special projects.
- Maintain cleanliness of exterior entrances, sidewalks, parking garages and common areas (pool, barbecue, etc.)
- Prepare buildings for move-in (pad elevators, pre move-in inspections, post move-in inspections).
- Safety, Compliance, and Customer Service to residents.
- Adhere to all safety policies and procedures; wear personal protective equipment as required.
- Follow proper chemical handling, labeling, and storage procedures.
- Report safety concerns (slips, electrical hazards, fire code issues) to the General Manager.
- Provide courteous, prompt service to residents, vendors and visitors.
Qualifications
- High school diploma or equivalent; trade school or certificate in facilities maintenance or related field preferred.
- 1–3 years of experience in facilities maintenance, janitorial services, or a related role.
- Basic mechanical aptitude and troubleshooting skills.
- Familiarity with cleaning chemicals and proper handling/storing procedures.
- Basic carpentry, plumbing, electrical, or HVAC knowledge is a plus.
- Ability to read and interpret maintenance instructions, blueprints, and safety data sheets.
- Strong organizational skills and attention to detail.
- Good communication and customer-service skills.
- Reliability, punctuality, and ability to work independently or as part of a team.
- Ability to lift up to 50 lbs, perform physical tasks (standing, bending, climbing ladders), and work in a variety of environments.
- Work Environment
- Indoor and outdoor work; occasional exposure to loud noises, dust, and cleaners.
- May require after-hours or weekend on-call support for facility events or emergencies.
- Use of standard PPE (gloves, safety glasses, etc.) as required.
Pay and Benefits:
$ $29.00 per hour, depending on education and experience.
