POSITION DESCRIPTION: Reporting to the Building Operations Project Manager, the Building Superintendent is responsible for all overall quality assurance standards and compliance in a supportive housing building with 45 units located in the Bedford-Stuyvesant neighborhood.

The Building Superintendent assists with cleaning, responds to work orders, manages a proactive seasonal checklist, and engages vendors to ensure the building maintains high quality assurance standards. This role is responsible for internal and external building cleanliness, efficient turnover timelines, and ensuring the agency exceeds upkeep/repair expectations. The ideal candidate avoids shortcuts and "quick fixes" instead prioritizing long-term, lasting solutions This person is patient, understands working with vulnerable populations and is self-motivated to produce quality work outcomes.

SALARY AND BENEFITS: The starting hourly rate for this position is $25.00/hour which is paid at an annual rate of approximately $52,000 for 40 hours worked per week, including paid breaks. This position is eligible for overtime earnings at a rate of $37.50 per hour.

This position is a live-in Building Superintendent in Bed-Stuy, Brooklyn with a Studio Apartment.

Paid time off benefits include: 14 paid holidays, 3 weeks of vacation, 4 personal days, 12 sick days, and early closure at 12pm on the Friday proceeding any observed holiday on Mondays. WORK SCHEDULE: M-F generally from 8:00a.m. to 4:00p.m. On-call after hours, weekends, and holidays. Other team members available to cover on-call with advance notice for scheduled paid time-off or off-site plans.

RESPONSIBILITIES:

Building Maintenance and Repair

· Serves as the primary building and repair technician completing ongoing work orders for a 45-unit supportive housing location and provides repair support at two nearby locations with no more than 11 units as needed;

· Performs repairs & preventive maintenance work such as: electrical, masonry, plumbing, painting, and carpentry;

· Manages the building lighting systems, door locks, plaster and paint in common areas, ceiling tiles, flooring, etc.;

· Maintains outdoor property in cleanly, good repair removing litter, leaves, debris, and seasonally landscaping;

· Performs daily cleaning to uphold safe and sanitary conditions, avoid fines/violations, and take pride in building;

· Operates the trash compactor following all best practices and safety standards exercising sound discretion;

· Communicates with team members about workload- asking for support and offering help when time allows;

Unit Turnovers

· Removes client belongings from vacant units and restores the unit to full readiness for new client occupancy;

· Maintains inventory of new and gently used furniture for use in turnovers; stages furniture according to occupants;

· Performs advance pre-inspection to ensure unit is fit to schedule inspection, ahead of inspection re-cleans unit;

· Attends unit inspection with regulatory agency prior to occupancy and addressing any concerns raised;

Mechanical Systems

· Proactively identifies routine MEP systems maintenance and potential concerns before becoming critical;

· Monitors and ensures proper service of fire alarm panel, elevator, sprinkler system, and HVAC systems;

· Maintains heating system, hot water, ventilation systems (both centrally and in individual apartments) by following preventative maintenance schedule;

· Clears sewer drains and traps (including secondary lines) and ensures that all drainage areas are free of debris for proper water run-off;

· Observe status of building systems and equipment under warranty or contract in order to ensure proper functioning and that repairs are completed under the terms of the warranty or contract;

Inventory, Administration/Organization, and Building Event Support

· Assists with event set-up and clean-up- moving furniture, arranging supplies, and emptying waste cans as requested;

· Participates in volunteer day events for external agencies and board members creating positive experiences;

· Routinely evaluates cleaning inventory and identifies tools, hardware, and supplies to purchase prior to urgent need;

· Accurately updates in real time information into the electronic work order system and keeps organized documents;

· Maintains an organized, clean, and safe workspace according to agency standards following established protocols;

· Unloads and organizes deliveries related to furniture, supplies, bulk food, files, donations, and other various items;

· Supports with curb-side sanitation and recycling responsibilities during staff and vendor absences, when needed;

Building Emergencies and After-Hours Responsibilities

· Responsible for responding to on-call emergencies for overnights/weekends/holidays to restore safety/security;

· Performs snow removal, salt spreading, tree/branch removal, and emergency-situation preparedness planning;

· Maintains availability for overtime before and after scheduled hours and on weekends for special events with notice;

Compliance

· Attends and actively participates in audits, building walk-throughs, inspections, and pre-planning for such events;

· Maintains building and property in good condition and in compliance with all building codes, local, state, and federal requirements, and agencies, policies and procedures;

· Organizes documents related to the building for presentation at audits with regulatory agencies and in compliance with all applicable governing authority;

· Accurately updates in real time information into the electronic work order system and keeps organized documents;

· Attends classes and trainings to maintain necessary certifications for maintenance and inspections to boiler, electrical repair, fire safety and HVAC systems in order to adequately address maintenance needs of building and to increase knowledge of particular building systems;

· Safely operates the agency van when driving the vehicle is required to achieve maintenance goals and objectives;

Staff and Tenant Relations

· Works collaboratively with program staff to address tenant needs and timely communicate critical information;

· Attends regular internal and external meetings, workshops, trainings, and supervisions meetings;

· Demonstrates patience and perseverance partnering with program staff as a resource to address tenant needs;

· Demonstrates safety, integrity, appropriate boundaries, and moral character in all relationships and interactions, and

· Performs other duties as assigned.

Pay: $52,000.00 per year
