Maintenance Technician

We are hiring a hands-on Maintenance Technician for a residential apartment community. This role requires a person who is comfortable performing a wide range of physical maintenance and repair tasks. Daily work may include apartment unit turnovers, plumbing and electrical repairs, carpentry, painting, crawl space work, and general labor. This is not a light-duty position — applicants must be comfortable working in dirty, tight, and physically demanding environments when required.

Work Schedule

• Hours: 8:30 AM – 4:30 PM
• Days: Monday through Friday
• Lunch: 30-minute paid lunch break included
• Work Week: 40 hours per week

Specific Job Duties

Assist Property Manager and assistant property manager with various projects

Prepare apartments for new residents, including:

• Patching holes, sanding, spackling, and painting walls and ceilings
• Replacing light fixtures, outlets, switches, and hardware
• Installing Cabinets and bathroom vanities
• Installing bath tubs and tub inserts

Install, adjust, and repair:

• Doors, locks, hinges, cabinets, shelving, and trim

Perform basic plumbing work such as:

• Replacing toilets, faucets, supply lines, traps, and drains
• Diagnosing and repairing minor leaks

Perform basic electrical work such as:

• Installing and replacing outlets, switches, and light fixtures

Perform crawl space and basement work including:

• Installing and servicing sump pumps
• Laying vapor barriers and drainage materials
• Working in tight or confined spaces
• Install appliances, signage, and miscellaneous property fixtures
• Respond to maintenance work orders and complete repairs in occupied units
• Use a mobile work-order app to receive assignments, document work performed, upload photos, and close out work orders with notes and descriptions
• Assist with preventative maintenance and seasonal projects
• Maintain cleanliness and organization of maintenance areas
• Follow safety procedures and company maintenance standards
• Work independently and take direction from supervisors as needed

Physical & Work Environment Requirements

• Ability to lift 50 lbs or more regularly
• Ability to crawl, kneel, bend, climb ladders, and work overhead
• Comfortable working in crawl spaces, basements, and confined areas
• Comfortable working around dust, paint, cleaning chemicals, and moisture
• Ability to perform physically demanding work for an entire shift

Qualifications

• 1–3 years of apartment maintenance, construction, or handyman experience preferred
• Working knowledge of basic plumbing, electrical, carpentry, painting, and general repairs
• Ability to safely use hand and power tools
• Comfortable using a smartphone or tablet to manage work orders, take photos, and enter job notes
• Willingness to learn and take instruction
• Reliable transportation is required
• Valid driver's license preferred

Pre-Employment Requirements

• Employment is contingent upon successful completion of a background check, conducted in accordance with applicable New Jersey and federal laws
• Employment is contingent upon passing a pre-employment drug screening, conducted in compliance with New Jersey law
