Position Overview
We are seeking a reliable, hands-on Maintenance Technician to support the day-to-day upkeep and basic repair needs of our commercial properties in Westchester County.
This role is focused on field execution and responsiveness — completing routine maintenance, responding to service requests, and supporting Building Engineers with preventive maintenance. The Maintenance Technician does not manage vendors, capital projects, or major system decisions, but plays a critical role in keeping buildings safe, functional, and tenant-ready.
Success in this role means issues are addressed quickly, building conditions remain strong, and small problems are caught early before becoming larger failures.
Key Responsibilities
Daily Maintenance & Repairs
- Complete routine maintenance tasks and minor repairs in common areas and tenant spaces
- Respond promptly to work tickets and service requests
- Maintain clean, safe, and functional building conditions
Preventive Maintenance Support
- Assist Building Engineers with preventive maintenance tasks (filters, lubrication, inspections)
- Follow established schedules and checklists
- Identify early warning signs of equipment issues and report concerns
Building Awareness & Communication
- Communicate regularly with the Building Engineer and Property Manager
- Document completed work clearly in the work order system
- Escalate recurring issues, unusual conditions, or safety concerns immediately
Emergency & Urgent Response
- Assist with urgent repairs and emergency situations as directed
- Follow life-safety protocols and safety procedures at all times
- Support stabilization efforts while vendors or senior staff are engaged
Tenant Service & Professionalism
- Interact professionally with tenants during maintenance visits
- Communicate clearly when work is completed or follow-up is required
- Support move-ins and move-outs by preparing spaces and addressing basic repair needs
Safety & Compliance
- Work safely and follow all building safety standards
- Report hazards or compliance concerns immediately
- Support regulatory readiness through proper execution and documentation
What You'll Handle Independently
- Routine service requests and minor repairs
- Preventive maintenance tasks assigned by Building Engineering
- Basic troubleshooting within training and scope
What You'll Escalate
- Life-safety or emergency issues
- Major equipment failures
- Vendor-required or specialized trade work
- Recurring issues indicating deeper system problems
Qualifications
- Prior experience in commercial or residential maintenance preferred
- Basic knowledge of building systems (HVAC support, plumbing, electrical, carpentry)
- Ability to follow checklists, schedules, and safety procedures
- Strong reliability, follow-through, and communication skills
- Ability to work independently while following direction from Building Engineering
Compensation
Pay Range: $ per hour, depending on experience and skill level
