The Opportunity We are seeking a Development Coordinator to support the planning, coordination, and documentation of Paragon Living's pre-development and development activities. Reporting directly to the Development Manager, this position will assist with research, due diligence, municipal applications, consultant coordination, project documentation, and procedural tasks that support the successful advancement of multi-family residential projects.   What You Will Be Doing:
Pre-Development Planning & Due Diligence:
  • Assist the Development Manager in preparing site evaluations, zoning reviews, environmental scans, servicing summaries, and regulatory research.
  • Review development drawings, concept plans, and municipal policy documents to understand project scope.
  • Support the preparation of high-level project schedules, development checklists, and milestone trackers.
  Consultant Coordination & Design Review:
  • Schedule and participate in development, design, and planning meetings with consultants and municipal partners.
  • Provide technical and coordination review of design drawings for value engineering, constructability, and design conflicts.
  • Provide technical and coordination input of design requirements to the Estimating and Construction teams, as required.
  • Prepare agendas, take minutes, and maintain action-item logs for both internal and external meetings.
  • Coordinate the exchange of drawings, reports, and deliverables between planners, architects, engineers, and internal staff.
  • Maintain updated consultant contact lists, version control logs, and submission trackers.
  Budget, Procurement & Administrative Support:
  • Support the Development Manager in collecting pricing, consultant proposals, and budgets for pre-development and planning scopes.
  • Assist with reviewing municipal fee schedules, utility connection estimates, and pre-development cost forecasts.
  • Help maintain project files, document repositories, and naming conventions for consistency and accuracy across projects.
   Energy Efficiency, Innovation & Technical Support:
  • Assist development and design teams in collecting data for energy modelling, rebate applications, and appliance/fixture performance analysis.
  • Help coordinate consultant information for energy efficiency initiatives and sustainable building strategies.
  Project Tracking & Reporting:
  • Maintain development timelines, approval trackers, consultant status logs, and key project milestone reports.
  • Support the preparation of monthly development summaries for internal leadership.
  • Help compile information for financing applications, due diligence binders, and lender requirements.
  Municipal Approvals & Application Support (if required ):
  • Assist in preparing and submitting rezoning, variance, conditional use, subdivision, and permit applications.
  • Help draft technical reports, presentations, public engagement materials, and planning submissions.
  • Track comments from municipal authorities and prepare consolidated responses for consultants and internal teams.
  Stakeholder & Community Coordination (if required ):
  • Assist with communication between internal departments (Construction, Finance, Property Management) and the Development team.
  • Support the preparation of presentations and briefing packages for ownership, municipalities, Indigenous partners, and external stakeholders.
  • Conduct research into case studies, best practices, energy-efficiency programs, rebates, and innovative technologies relevant to Paragon Living projects.
  Preferred Qualifications:
  • C.E.T. (Certified Engineering Technologist), C.Tech.Arch. (Certified Architectural Technologist) or P.Eng. (Professional Engineer) designation (or eligibility) preferred; equivalent education or experience will be considered.
  • Previous experience as a Project Coordinator with a commercial General Contractor, is considered an asset.
  • Experience as an Architectural Technologist or equivalent, including drawing coordination, shop drawing review, and contract administration, is considered an asset.
  What You Bring To The Team:
  • Knowledge of urban planning, real estate development, architecture, engineering, or related fields
  • Familiarity with zoning, permitting, municipal processes, and development regulations
  • Ability to review drawings, concept plans, and planning documents
  • Strong communication skills for preparing agendas, minutes, reports, and presentations
  • Highly organized, with experience managing document control, logs, and consistent file systems
  • Experience assisting with municipal applications such as rezoning, variances, subdivisions, and permits
  • Comfortable coordinating with consultants, internal teams, and municipal partners
  • Strong research skills related to regulations, best practices, and energy efficiency programs
  • Interest or experience in sustainability, energy modelling, or rebate programs
  • Ability to maintain timelines, track approvals, and support reporting requirements
