Maintenance Supervisor

JOB DESCRIPTION SUMMARY

Oversees and performs technical and maintenance work related to apartment turns and service requests to ensure homes are prepared to the highest standards for current and future residents. This role is also responsible for maintaining all interior and exterior areas of the community—including buildings, grounds, amenities, and common spaces—so they consistently meet company standards for cleanliness, appearance, safety, and overall functionality.

JOB DESCRIPTION

Supervises, trains, and communicates effectively with maintenance staff to ensure high performance, accountability, and teamwork.

• Assists with and completes service requests submitted by residents, as well as routine community maintenance, by accurately diagnosing issues and performing repairs in compliance with company policies, safety standards, and applicable codes.
• Oversees and completes the make-ready process for vacant apartment homes to ensure they are move-in ready. This includes conducting pre-move-out inspections, creating detailed punch lists, ordering materials, coordinating vendors and contractors as needed, completing maintenance work, and performing final inspections prior to leasing.
• Establishes and maintains high standards for the cleanliness and overall appearance of the community, including grounds, amenities, building exteriors, signage, leasing office, parking areas, trash enclosures, and market-ready apartment interiors, ensuring they consistently reflect company and Greystar quality standards.
• Regularly inspects work performed by service team members, contractors, and vendors to ensure work meets quality, scope, and safety requirements, and implements corrective action plans when needed.
• Maintains appropriate inventory levels of parts, tools, and maintenance supplies, working with the Property Manager to order materials in a cost-effective manner and within budget guidelines.
• Completes scheduled preventative maintenance in accordance with company policies and procedures.
• Supports expense control efforts by repairing rather than replacing when possible, using materials efficiently, and properly maintaining tools and equipment.
• Leads and enforces safety programs by conducting regular safety meetings, ensuring MSDS documentation is current and accessible, and maintaining compliance with OSHA and all applicable safety regulations.
• Demonstrates excellent customer service by treating residents, team members, and vendors with respect, responding promptly and professionally to maintenance requests and concerns, and ensuring work orders are completed with urgency and care.
