Job Overview
We are seeking an experienced and proactive Maintenance Manager to oversee the maintenance operations at an apartment community. This is a Senior Affordable Housing community located in the heart of Magnolia. Excellent opportunity for a caring person who loves to serve. The ideal candidate will possess strong management skills, technical expertise in industrial and facilities maintenance, and a solid understanding of electrical, mechanical, and HVAC systems. This leadership role requires completing work orders, inspections, managing projects, and ensuring the safety and functionality of all property systems. The Maintenance Manager will play a critical role in maintaining high standards of property condition, safety compliance, and operational efficiency.
Responsibilities
- Lead and supervise the maintenance team to ensure timely completion of repairs and preventative maintenance tasks.
- Develop and implement maintenance schedules using CMMS (Computerized Maintenance Management System) and Yardi Maintenance IQ.
- Oversee the repair and maintenance of HVAC systems, electrical wiring (including high voltage and low voltage), plumbing, mechanical systems, and building infrastructure.
- Be fluent in tax credit requirements of management, including the NSPIRE inspection.
- Manage projects related to facility upgrades, renovations, or repairs with effective project management techniques.
- Ensure compliance with safety regulations including proper handling of high voltage and low voltage electrical systems.
- Maintain detailed records of maintenance activities, inspections, and repairs.
- Coordinate with vendors for specialized repairs involving programmable logic controllers (PLCs) or other industrial automation components.
- Monitor the condition of facilities using tools such as ohmmeters and other diagnostic equipment to identify potential issues before failure occurs.
- Promote a culture of safety, quality workmanship, and continuous improvement within the team.
Qualifications
- Proven management experience in facilities or apartment maintenance, with managing a budget experience preferred.
- Strong mechanical knowledge with hands-on experience in electrical systems including high voltage and low voltage applications.
- Experience using CMMS software for maintenance management, Yardi Maintenance IQ.
- Knowledge of HVAC systems including troubleshooting and repairs.
- Excellent project management skills with the ability to prioritize multiple tasks efficiently.
- Effective customer service skills with a focus on serving residents, seeing tasks all the way through, and being part of a community.
- Strong understanding of safety protocols related to electrical work, high voltage systems, and general facilities management.
