Property Manager

Position Summary

The Property Manager is responsible for the overall performance, operations, and financial success of a 320-unit apartment community in South Houston. This role leads the onsite team, drives leasing and resident retention, ensures strong curb appeal and maintenance standards, manages budgets and reporting, and delivers exceptional customer service while maintaining full compliance with Fair Housing and company policies.

Key Responsibilities Operations & Leadership

• Oversee daily operations of a 320-unit multifamily community including leasing, maintenance, resident relations, and vendor management
• Lead, coach, and develop onsite staff (Leasing Agents, Assistant Manager, Maintenance Supervisor/Techs, Groundskeeper, etc.)
• Conduct regular team meetings, performance evaluations, and training
• Ensure consistent property standards, curb appeal, cleanliness, and safety across the community
• Respond to escalated resident concerns and resolve issues professionally and promptly

Leasing, Marketing & Occupancy

• Drive occupancy, leasing performance, and renewals to meet or exceed budgeted goals
• Ensure leasing team follows best practices for tours, follow-up, applications, and closing
• Monitor and improve resident retention and renewal strategies
• Implement marketing and outreach efforts (online listings, local partnerships, events, signage, reputation management)
• Review competitor pricing and market trends to support rent strategies

Financial Management

• Prepare and manage annual operating budget and monthly forecasts
