About the Company
Towers Property Renovation LLC (TPR) is a premier residential construction firm based in Seattle, specializing in high-end kitchen and bathroom remodels. Established in 2014 by Brian Towers—a construction veteran with over 40 years of hands-on experience—our firm has built a reputation for navigating the complex world of high-rise condo renovations.
We pride ourselves on more than just "swinging a hammer." We are experts in the logistical dance of urban construction, from managing strict HOA regulations and building rules to maintaining positive neighbor relations during a build. At TPR, we combine old-school craftsmanship with modern project management to turn a client's vision into a high-quality reality.
Job Summary
We are seeking a seasoned Lead Carpenter / Renovation Project Lead to join our tight-knit team. This is not a "behind-the-desk" role; you will be the primary engine on the job site, responsible for executing high-level finish carpentry while simultaneously managing subcontractors and keeping the project on schedule.
The ideal candidate understands that working in a luxury Seattle high-rise requires a different level of finesse than a standard residential site. You will be the face of the company for our clients and the "boots on the ground" leader who ensures our standard of excellence is met from demolition to final punch list.
Primary Responsibilities
- On-Site Execution: Perform high-level carpentry including framing, cabinetry installation, precision trim work, and tile layout.
- Subcontractor Oversight: Coordinate and supervise MEP (Mechanical, Electrical, Plumbing) subs to ensure work is performed to code and follows the design intent.
- Logistics Management: Manage the daily logistics of working in occupied buildings, including elevator bookings, dust containment, and noise control adherence.
- Blueprint Interpretation: Read and execute complex architectural drawings and design specs with a high degree of accuracy.
- Client Communication: Provide daily or weekly updates to clients and homeowners, ensuring they feel informed and confident in the project's progress.
- Quality Control: Maintain a "clean site" policy and conduct rigorous quality checks at every phase to minimize rework.
- Safety & Compliance: Ensure all work adheres to Washington State building codes and OSHA safety standards.
Requirements & Qualifications
- Experience: Minimum of 5–8 years of experience in residential remodeling, with a strong emphasis on finish carpentry and kitchen/bath renovations.
- Technical Skill: Proficiency with all standard power and hand tools. You must have a deep understanding of varied materials including hardwoods, stone, and modern composites.
- High-Rise Familiarity: Prior experience working in condos or multi-family buildings is highly preferred. You should understand the constraints of HOAs and urban parking/loading.
- Leadership: Proven ability to lead a small crew or manage subcontractors effectively. You must be a problem-solver who can handle mid-project design changes with composure.
- Reliability: Must have a valid Washington Driver's License and a clean driving record. Reliable transportation capable of carrying tools is essential.
- Physical Ability: Must be able to lift up to 75 lbs, work on ladders, and remain on your feet for the duration of a shift.
- Professionalism: Since we work in high-end private residences, a professional appearance and respectful demeanor are non-negotiable.
