Service Technician II (Non-exempt; qualifies for overtime)
The Service Technician II works within the Rusk warranty, service, and small projects division. They oversee and assist with closing out current projects, performing needed repair or other warranty work; and overseeing and assisting with new small projects. The Service Technician II will work closely with seasoned craftspeople to complete projects and provide the final touches that set Rusk apart from other similar firms in Manhattan.
This position requires the managerial skills of a scheduler and a supervisor to oversee the work of subcontractors along with the mechanical skills to perform needed light carpentry and general labor on the site. As the sites are the homes of our clients, it is imperative that everyone involved in the project performs the highest quality work according to our standards within the time allotted.
The strategic objective for this position is to produce first quality work profitably and efficiently in a manner that pleases the client so that they refer us to new work for their friends and colleagues.
Obstacles commonly encountered that must be resolved successfully by the Service Technician II include the following:
· Subcontractors arrive late and/or leave early
· The wrong materials arrive
· A warranty item may be the result of an underlying problem of design that must be assessed and addressed before the repair can be made
· Clients are at home while disruptive work is being performed
Key actions to achieve the objective include:
- Planning each visit using the appropriate checklist.
- Protecting the premises from any damage
- Confirming with subs and suppliers that materials, tools and equipment needed will be on site on the day they are needed
- Creating a flexible schedule with clients to accommodate changes in that can occur
- Overseeing subs during the work to see that the work is up to standards and meets completion goals at the end of each day and to take appropriate timely corrective action if there are issues.
- Double-checking the functionality of anything being replaced or serviced. The replacement/repair must be at least of equivalent quality to the original or better if there was an issue with the original quality.
- Communicating to all parties regarding the project (Service Manager, workers, client, Subcontractors, etc.)
- Documenting carefully current conditions at residence to protect existing conditions and client property
The stretch goals for the position are:
- 85% success rate on first visit, requiring no return call to redo work. This percentage does not include appliance repair calls.
- Zero calls to Rusk owners to complain about work
- Two referrals to new client or projects per quarter.
Knowledge, Skills and Abilities Required:
- Three-years minimum working in high-end residential environments as a tradesperson or as a laborer with carpentry experience.
- Two-years minimum as a manager in a professional/non-profit environment
- Knowledge of OSHA safety standards. (Must possess valid OSHA-30 card)
- Ability to pass a test on the Rusk Checklists in all trades at a 90% rate.
- Knowledge of the specialty trades in high-end renovation
- Ability to evaluate the quality of work being performed to consistently meet Rusk standards
- Expertise in applying, removing, and disposing of proper temporary protection
- The ability to lift and carry up to 70 pounds, with or without assistance for distances from curbside to worksite
- The ability to climb and descend stairs, ladders, and scaffolding.
- Expert knowledge of all interior painting materials; expertise in painting repairs, plastering, taping and skim coating to oversee the work of a painter
- Expertise performing small artistic touchups on floors and small grout touchups
- Ability to exercise proper independent judgment diagnosing problems and making repairs in a variety of situations
- Ability to manage a team to meet work standards on scheduled deadlines
- Ability to communicate effectively in standard English, verbally and in writing; ability to draft and send detailed reports from the field to update warranty and small projects team for client reporting
- Ability to write work orders and develop quotes for clients. Ability to work with accounting department to develop client billing and update cost-to-date log for all work orders.
- Ability to maintain a high level of professional behavior while working in residences that are occupied and with clients that may or may not be in the home while work is being performed
- Ability to train and supervise an assistant, when needed
- Ability to perform all functions required of Rusk laborers
- Facility using email, Excel, Procore, Microsoft Project and Punchlist software currently being used at Rusk.
- Ability to work with a wide variety of personalities to motivate team to meet common goals successfully
- Ability to avoid unnecessary conflict as well as to tactfully diffuse conflict that may arise on the job
- Ability to meet the expectations of Rusk's discerning clients by consistently following our standards of workmanship and service and by getting the job done well.
- Ability to participate in superintendent meetings for the continued improvement and success of the organization.
Pay: $ $42.00 per hour
Expected hours: No less than 37.5 per week
