Job Description – Real Estate Developer Asset Manager
Reno/Sacramento Area
Position Summary
The Real Estate Developer Asset Manager will oversee a portfolio of 24 USDA-financed multifamily properties across Nevada. This role ensures long-term financial health, compliance with USDA and LIHTC regulations, and physical sustainability of the assets. The Asset Manager will serve as the primary liaison between ownership, property management companies, lenders, regulatory agencies, and investors.
Key Responsibilities
• Portfolio Oversight
Manage financial, operational, and compliance performance for 24 USDA-financed properties.
Monitor property management teams, budgets, and occupancy to ensure strong NOI and compliance.
Conduct quarterly property reviews and annual site visits.
• Financial & Compliance Management
Analyze monthly/quarterly financial statements; prepare variance reports and corrective action plans.
Oversee annual audits, budgets, capital needs assessments, and reserve planning.
Ensure full compliance with USDA Rural Development (RD), HUD, LIHTC, and state housing authority requirements.
• Capital & Development Support
Support refinancing, resyndication, and redevelopment opportunities.
Oversee capital improvement projects, coordinating with contractors and consultants.
Evaluate long-term asset strategies to maximize portfolio value.
• Stakeholder Relations
Act as liaison with USDA Rural Development staff, investors, lenders, and local housing agencies.
Coordinate with property managers to resolve operational issues and maintain resident satisfaction.
Provide quarterly and annual reporting to ownership and partners.
Qualifications
• Bachelor's degree in Real Estate, Finance, Business, or related field; Master's preferred.
• Minimum 5–7 years of asset management experience in affordable housing, USDA RD, or LIHTC portfolios.
• Strong knowledge of USDA Rural Development regulations and compliance processes.
• Financial acumen with ability to analyze operating statements, budgets, and capital plans.
• Excellent communication, negotiation, and organizational skills.
• Ability to travel regularly across Nevada for property inspections and stakeholder meetings.
