Facilities and Maintenance Supervisor

4Th Dimension Properties is currently seeking a Facilities and Maintenance Supervisor in Omaha NE at the Oakview Mall. This position is characterized by a combination of supervisory and maintenance experience. As a Building Operations Supervisor you will determine the necessary tasks required to ensure the property is suitably secured, maintained and repaired. You will ensure that project deadlines are met and that completed projects conform to initial plans and work quality standards.

Responsibilities include:
· Plan, schedule, order materials, and supervise work on plumbing, heating, air-conditioning, electrical, ventilation and pumping systems.

· Supervise and perform minor construction or building alteration projects.

· Participate in the development and administration of maintenance, construction or service contracts, including request for proposals, bid conferences, evaluation, selection of bids, and award of contracts.

· Coordinate and assist in coordinating building maintenance activities with other departments, divisions and sections, the public and with outside agencies.

· Inspect buildings for safety hazards, maintenance needs and disability access requirements.

· Prepare plans and specifications for small remodeling, alteration and construction projects.

· Provide time and materials cost estimates.

· Analyze energy usage and costs and originate changes to reduce consumption.

The right candidate must be able to deal effectively with Code enforcement and others involved with the maintenance and repair of buildings and equipment and to understand and direct a wide variety of maintenance and repair work on buildings. Must have at least 2-3 years of boiler and chiller operation experience.

Job Type: Full-time

Pay: $58, $62,000.00 per year
