Job Summary:

The Maintenance Technician for a multifamily property is responsible for maintaining, troubleshooting, and repairing various systems and equipment within the residential buildings, common areas, and grounds. This role ensures that the property is well-maintained, safe, and operational for residents. Responsibilities include routine inspections, preventive maintenance, emergency repairs, and support for property management staff. The ideal candidate should have strong technical skills, a customer-focused attitude, and the ability to handle a variety of maintenance tasks across multiple areas.

Key Responsibilities:

  • General Property Maintenance:
  • Perform routine maintenance tasks on building systems, including plumbing, electrical, HVAC, and general repairs.
  • Maintain and repair common areas such as hallways, stairwells, lobbies, laundry rooms, and fitness centers.
  • Ensure proper function and aesthetic condition of the property's exterior, including landscaping, lighting, and signage.
  • Preventative Maintenance:
  • Conduct regular inspections of HVAC systems, plumbing, electrical, fire alarms, and elevators (if applicable) to identify potential issues.
  • Perform scheduled maintenance on heating/cooling systems, water heaters, faucets, and lighting systems.
  • Check and replace filters, light bulbs, and batteries in smoke detectors or carbon monoxide detectors as needed.
  • Unit Turnovers and Repairs:
  • Assist in preparing units for new residents by performing necessary repairs and upgrades (e.g., painting, fixing appliances, patching drywall, etc.).
  • Address maintenance requests from residents, including issues with appliances, plumbing, electrical systems, heating, and cooling.
  • Conduct timely repairs to minimize inconvenience for residents, ensuring units are in good condition and ready for occupancy.
  • Emergency and After-Hours Support:
  • Respond promptly to emergency repair requests, including water leaks, electrical outages, and HVAC breakdowns.
  • Be available for on-call shifts or emergency after-hours support when required.
  • Safety and Compliance:
  • Ensure that all maintenance work complies with local building codes, safety regulations, and health standards.
  • Maintain the safety and cleanliness of walkways, stairs, and common areas to prevent accidents or injuries.
  • Conduct inspections and maintenance in accordance with fire safety codes, and ensure all fire extinguishers, alarms, and emergency exits are operational.
  • Documentation and Reporting:
  • Complete and submit work orders for repairs and maintenance requests in a timely manner.
  • Keep accurate records of maintenance activities, equipment repairs, and unit inspections.
  • Track inventory and order parts or supplies as needed.
  • Customer Service and Resident Relations:
  • Interact professionally with residents when responding to maintenance requests or during unit inspections.
  • Provide excellent customer service to residents, addressing their concerns and needs in a timely and respectful manner.
  • Ensure work is completed to a high standard to maintain resident satisfaction and minimize complaints.
  • Collaboration:
  • Work closely with the property management team to prioritize and schedule maintenance tasks.
  • Communicate any recurring or major maintenance issues to management to assist with budget planning and long-term property care.
  • Coordinate with contractors or vendors for specialized repairs or upgrades.

Qualifications:

  • High school diploma or equivalent; technical certifications in HVAC, plumbing, or electrical work preferred.
  • Previous experience in apartment or multifamily property maintenance is highly preferred (1-3 years).
  • Strong mechanical and technical skills, including experience with plumbing, electrical, HVAC, and appliance repair.
  • Ability to work independently and manage multiple tasks with a sense of urgency.
  • Basic knowledge of building codes, safety standards, and property maintenance regulations.
  • Ability to use hand and power tools safely and efficiently.
  • Strong customer service and communication skills to interact effectively with residents and the property management team.

Physical Requirements:

  • Ability to lift heavy items and move furniture or equipment.
  • Ability to perform tasks that require bending, standing, kneeling, and walking for extended periods.
  • Must be comfortable working in a variety of conditions, including confined spaces, on ladders, and in inclement weather.

Work Environment:

  • Work will be performed in both indoor and outdoor environments, including apartment units, common areas, and building exteriors.
  • Exposure to noisy, dusty, or hazardous environments may occur, especially during maintenance or repair work.

Pay: $ $25.00 per hour

Expected hours: 40.0 per week
