Overview
This is skilled trades work involving plumbing, electrical, and air conditioning equipment installation, maintenance, and repair. The position requires a positive, self-motivated individual with excellent interpersonal communication skills, committed to providing superior customer service in alignment with the University's mission and values.

Housing and Residence Life is an integral part of the Division of Student Affairs and is measured by its ability to successfully interact with students and assist with their individual needs and concerns. The Maintenance Mechanic will often be required to demonstrate a caring and patient attitude, utilize conflict resolution skills, and ensure every effort is made to create satisfied students.

Responsibilities
The Maintenance Mechanic will be responsible for completing work orders and performing tasks across multiple trades, as well as other duties as assigned:


• Plumbing (20%)

•     Install, maintain, alter, and repair sinks, faucets, showers, toilets, urinals, drinking fountains, hot water heaters, and valves.
•     Install and repair galvanized, PVC, CPVC, and copper pipes for potable water supplies and hot/cold water lines.
•     Use proper pipe connection procedures (e.g., soldering copper pipes and fittings) and check for leaks.
•     Unstop, repair, or replace sanitary drain lines.
•     Operate electric drain routing machines to open drain lines.


• Electrical (20%)

•     Install, maintain, alter, and repair electrical systems (above and below ground), conduit, external and interior light fixtures, poles, appliances, machinery, controls, transformers, outlets, and computer/telephone circuits.
•     Replace ballasts and bulbs in light fixtures.
•     Troubleshoot and repair power and lighting circuits.


• Refrigeration & Air Conditioning (20%)

•     Install, maintain, and adjust campus refrigeration, air conditioning, heating, and ventilation equipment and ductwork.
•     Evacuate and recharge air conditioning systems with refrigerants.
•     Remove, overhaul, and replace compressors, condensers, and related components.
•     Inform supervisor of repair parts and materials needed.


• Preventive Maintenance (20%)

•     Inspect, clean, and replace HVAC filters in compliance with EPA certification.
•     Lubricate electric motors.
•     Inspect emergency generators, make minor field adjustments, and report major malfunctions.
•     Check elevators.


• Equipment Operation & Maintenance (20%)

•     Safely and properly operate equipment.
•     Inspect and maintain equipment and vehicles.
•     Follow established procedures for safe and effective operation.

Safety Guidelines
•     Adhere to federal, state, local, campus, and departmental safety regulations.
•     Remain alert for safety violations that may cause injury.
•     Report unsafe situations immediately to a supervisor or higher authority.
•     Take immediate action to stop unsafe acts if delay could result in an accident.

Emergency Response
This position is designated as a Tier 2 respondent for campus emergencies and events. In the event of a declared campus emergency, the incumbent is expected to make every effort to return to campus when directed
