POSITION SUMMARY
Cornerstone Construction Group is seeking a dynamic and detail-oriented commercial construction estimator to join our team. The Commercial Construction Estimator is responsible for preparing accurate and competitive cost estimates for commercial construction projects, including ground-up builds, renovations, tenant improvements, and specialty projects. This role collaborates closely with the preconstruction, project management, and operations teams to develop estimates that support profitable work, align with client expectations, and reflect current market conditions. This position offers an exciting opportunity to contribute to high-profile commercial construction projects while working in a fast-paced, energetic environment that values innovation and teamwork.
RESPONSIBILITIES
- Review project plans, specifications, and drawings to develop comprehensive cost estimates for commercial construction projects.
- Utilize estimating software to prepare detailed bid proposals.
- Conduct thorough site visits to gather on-the-ground insights and verify project scope accuracy.
- Negotiate with subcontractors, suppliers, and vendors to secure favorable pricing and terms.
- Collaborate closely with project managers and construction teams to ensure estimates align with project schedules and budgets.
- Monitor costs throughout the project lifecycle to maintain strict cost control and identify potential overruns early.
- Prepare detailed bid packages, including scope of work, pricing, contracts, and supporting documentation.
- Assist in contract negotiations and review contractual obligations related to project estimates.
- Support project management teams by providing accurate cost data for planning, scheduling, and resource allocation.
SKILLS AND COMPETENCIES
Technical
- Proficiency with estimating software (e.g., Procore, PlanSwift, ProEst, or similar).
- Strong Excel skills and comfort working with large, detailed spreadsheets.
- Ability to perform detailed quantity takeoffs and build complete cost models.
Analytical & Organizational
- High attention to detail and accuracy in takeoffs, pricing, and proposal documents.
- Strong time management skills and ability to meet multiple bid deadlines.
- Sound judgment in identifying assumptions, risks, and contingencies.
Communication & Teamwork
- Clear written and verbal communication skills with internal teams, owners, architects, and subcontractors.
- Ability to work collaboratively in a fast-paced, deadline-driven environment.
- Professionalism and strong relationship-building skills with trade partners and clients.
REQUIRED QUALIFICATIONS
- 5+ years of experience as an estimator in commercial construction (or related preconstruction role).
- Strong understanding of construction drawings, specifications, and building systems (structural, architectural, and MEP).
- Proven experience estimating a variety of commercial projects such as offices, retail, healthcare, education, industrial, or mixed-use.
- Must have a valid driver's license and be willing to travel.
- Must be able to pass a background check.
- Demonstrates management, leadership and interpersonal skills with the ability to communicate well both verbally and in writing
- Ability to create a systematic approach in carrying out assignments
PREFERRED QUALIFICATIONS
- Associate's or bachelor's degree in construction management, engineering, architecture, or a related field; or an equivalent combination of education and relevant experience.
- Experience with negotiated/GMP work as well as hard-bid projects.
- Experience with design-build or design-assist delivery methods.
- Previous field experience (project engineer, assistant superintendent, etc.) is a plus.
